Gough Recruitment in Brisbane is seeking a hands-on Property Portfolio Manager to take ownership of an established commercial, industrial and retail portfolio. You will manage end-to-end tenancy matters, budget reporting and asset performance, while building strong landlord and tenant relationships.

The role requires a Queensland Real Estate Licence or equivalent registration, strong negotiation and autonomous work style, and a track record of managing complex tenancy issues.

Qualifications

• Proven experience managing a commercial property portfolio end to end.
• Strong knowledge of commercial leasing, legislation and property management processes.
• Confident managing landlord relationships and tenancy matters.
• Sound financial acumen across budgets, outgoings and reporting.
• Highly organised, proactive and comfortable working autonomously.

Responsibilities

• Manage an end-to-end portfolio of commercial, industrial and retail properties.
• Build and maintain strong relationships with landlords, tenants and key stakeholders.
• Oversee lease administration, rent reviews, renewals and lease compliance.
• Manage rental arrears, budgets, outgoings reconciliations and financial reporting.
• Coordinate maintenance, contractors, inspections, repairs and capital works.
• Provide proactive advice on asset performance, tenant retention and rental growth.
• Manage tenancy issues, disputes, insurance claims and compliance requirements.
• Work with sales and leasing team to identify opportunities and minimise vacancies.
