Job summary

Gough Recruitment SA is seeking a Senior Commercial Manager to oversee a diverse portfolio of commercial assets in Adelaide. This senior role offers genuine ownership, strategic input and autonomy within a growing business.

You will lead leasing strategy, advise landlords, manage budgets and forecasts, rent reviews and renewals, and coordinate risk management and compliance. Strong client relationships and proactive, independent work are essential.

Qualifications

• Commercial property management experience required.
• Strong budgeting and forecasting abilities.
• Proven ability to negotiate leases and advise clients.
• Solid understanding of rent reviews, renewals, outgoings and compliance.
• Excellent written and verbal communication; highly organised.
• Current real estate licence is essential.
• Cirrus8 experience is highly regarded.
• Autonomous and proactive approach.

Responsibilities

• Lead leasing strategy and rental positioning for allocated portfolio.
• Provide landlord advisory services and build strong relationships.
• Prepare budgets, forecasts and monitor asset performance.
• Manage rent reviews, renewals and arrears processes.
• Coordinate maintenance, insurance, and statutory risk management.
• Drive strategic influence beyond day-to-day management.
