Cottage Asset Real Estate in North Brisbane is seeking an Assistant Property Manager to handle routine inspections, entry/exit condition reports, and tenant relationships. You will be supported by an experienced senior team and will not immediately take on a full portfolio.

This field-based role services The Hills District and surrounding suburbs. It offers a clear pathway to becoming a Property Manager, full-time employment, and a company car with a salary of $70,000 per year plus

Qualifications

• 1–3 years' experience in any real estate position.
• Current Queensland real estate registration certificate.
• Strong written and verbal communication skills.
• Good time-management and organisational skills.
• Ability to work independently and travel between properties.
• Confident communicating with tenants and prospective tenants.
• Produces accurate, detailed and objective inspection reports.

Responsibilities

• Conduct routine property inspections.
• Complete entry and exit condition reports.
• Identify and document maintenance or property concerns.
• Build positive relationships with tenants.
• Respond to general tenant enquiries.
• Follow up inspection-related actions.
• Occasionally conduct open homes and property viewings.

You will take responsibility for routine inspections, entry and exit condition reports, tenant relationships and occasional open homes. You will be supported by an experienced senior team and will not immediately be handed responsibility for managing an entire portfolio. This is a field-based role servicing The Hills District and surrounding suburbs.

Key responsibilities

Conducting routine property inspections

Completing detailed entry and exit condition reports

Identifying and documenting maintenance or property concerns

Building positive and professional relationships with tenants

Responding to general tenant enquiries

Following up inspection-related actions

Conducting occasional open homes and property viewings

Assisting with tenant onboarding and key handovers

Maintaining accurate notes and records in property management systems

About you

Approximately one to three years' experience in any real estate position

A current Queensland real estate registration certificate

Strong written and verbal communication skills

Good time-management and organisational skills

The ability to work independently and travel between properties

Confidence communicating with tenants and prospective tenants

Produces accurate, detailed and objective inspection reports

Takes ownership of tasks and follows matters through

Comfortable working independently while remaining part of a supportive team
