Job summary

The GPT Group is seeking a driven Operations Manager to join the Office Asset Team at 7 Macquarie Place, Sydney. You will own day-to-day operations, coordinate trades and contractors, ensure safety and service excellence for tenants and visitors, and drive efficient property performance.

The ideal candidate has 3–4 years in operational asset management, with trade or engineering qualifications in electrical or mechanical fields, and strong knowledge of Building Codes, WHS legislation and

Qualifications

• 3–4 years of relevant operational asset management experience.
• Solid understanding of Building Codes, Australian Standards, WHS legislation and statutory requirements.
• Ability to manage multiple projects with strong risk, contract and contractor management.
• Customer-focused, proactive approach with excellent communication and relationship-building across tenants, contractors and senior management.

Responsibilities

• Coordinate and supervise contractors, consultants and service providers to maintain high standards of performance and tenant satisfaction.
• Conduct regular property inspections to ensure maintenance, safety and quality standards.
• Efficiently manage maintenance requests with timely action and communication.
• Maintain Planned Preventative Maintenance (PPM) systems, data capture, scheduling and reporting.
• Implement initiatives to improve operational efficiency, including energy, water and waste reduction programs.
• Promote a strong safety culture among GPT employees, contractors and service providers, ensuring WHS compliance.
• Prepare and manage annual property operations and capital works budgets, with quarterly reviews and forecasting.
• Process purchase orders, invoices and financial reports through GPT's procurement and reporting systems.
