Job summary

Growthpoint Properties Australia is seeking an experienced Asset Manager to lead the performance of nominated retail assets in Sydney. You will report to the Portfolio Manager, Retail, and collaborate across asset strategy, leasing, financial performance and CAPEX to grow income and value.

You will partner with Centre Management, Leasing teams and external providers to drive leasing outcomes, manage budgets and deliver strong asset performance.

Qualifications

• Established experience in retail property asset management within an institutional property investment environment.
• Minimum of three years’ asset management experience.
• Strong knowledge of the Australian retail property market and retail asset class.
• Demonstrated experience in lease negotiations.
• Strong commercial and financial capability.

Responsibilities

• Develop asset management strategies to maximise income and long-term value.
• Oversee Centre Managers, Operations Managers, marketing teams and external service providers.
• Drive leasing outcomes and progress negotiations with internal and external leasing resources.
• Oversee annual OPEX and CAPEX budgets and leading the preparation of income budgets.
• Manage capital expenditure projects within approved timeframes and budgets.
• Identify opportunities to improve processes, asset efficiencies and expenditure.
• Review valuations and support internal and external valuation processes.
• Contribute to capital transactions and broader portfolio initiatives.
• Prepare monthly asset management, Board, fund, investor reporting.

Growthpoint Properties Australia is looking for an experienced Asset Manager to join its Retail team in Sydney. This is a broad, commercially focused role with responsibility for the performance of nominated assets across Growthpoint’s retail portfolio. Reporting to the Portfolio Manager, Retail, you’ll work across asset strategy, leasing, financial performance, capital expenditure and stakeholder management, with a clear focus on preserving and growing the value and income of the portfolio.

The opportunity

As Asset Manager, you’ll take ownership of the day‑to‑day performance of your assets while maintaining a strong focus on their longer‑term strategy. You’ll work closely with centre management teams, leasing resources and external service providers to drive leasing outcomes, manage expenditure, oversee capital projects and identify opportunities to improve asset performance. You’ll also contribute to valuations, transactions and reporting across the broader portfolio. This is an opportunity for an experienced retail property professional to take on a role with genuine breadth, combining hands‑on asset management with strategic and commercial thinking.

Your work will include

• developing and implementing asset management strategies to maximise income and long-term value


• overseeing Centre Managers, Operations Managers, marketing teams and other external service providers


• working with internal and external leasing resources to drive leasing outcomes and progress negotiations


• overseeing annual OPEX and CAPEX budgets and leading the preparation of income budgets


• managing capital expenditure projects within approved timeframes and budgets


• identifying opportunities to improve processes, asset efficiencies and expenditure


• reviewing valuations and supporting internal and external valuation processes


• contributing to capital transactions and broader portfolio initiatives


• preparing monthly asset management, Board, fund, investor and other reporting


• ensuring assets are well leased, maintained to a high standard and compliant with relevant statutory requirements


• managing lease obligations, arrears and retailer relationships


• maintaining a strong understanding of retail property market trends, opportunities and sustainability requirements.

About You

You’ll bring established experience in retail property asset management within an institutional property investment environment, along with the commercial judgement and relationship skills to manage a diverse range of stakeholders.

Ideally, You’ll Have

• a minimum of three years’ relevant asset management experience


• strong knowledge of the Australian retail property market and retail asset class


• demonstrated experience in lease negotiations


• strong commercial and financial capability


• experience using investment modelling platforms such as Cougar, MRI IM or Forbury


• exposure to property management systems such as Vision, MRI and/or Yardi


• a track record of building strong business relationships


• a tertiary qualification in property, land economics, accounting, finance or a relevant postgraduate qualification.

You’ll be collaborative, commercially minded and comfortable balancing competing priorities in a fast‑moving environment. You’ll communicate openly, solve problems pragmatically and bring strong attention to quality and detail.
