We’re looking for a commercially sharp, hands‑on State Manager to take ownership of our Queensland operation — driving new business, lifting underperforming sites back to profitability, and strengthening the partnerships that underpin our growth.

This is a role for a leader who can think strategically and roll up their sleeves. You’ll own the numbers, set the strategy, and be accountable for the performance of the entire state.

What You’ll Do

• Drive growth — Win new business across universities, health, local government, hotels, corporate and property‑managed assets. Build and convert a strong BD pipeline.
• Restore profitability — Take accountability for underperforming sites, diagnose the issues, and execute clear plans to return them to profit.
• Own the numbers — Manage the state P&L, set and track KPIs, and report performance with discipline and transparency.
• Optimise revenue with technology — Leverage dynamic pricing, digital pre‑booking and the Care Park app to maximise yield across the portfolio.
• Build partnerships — Develop and protect relationships with landlords, property managers and key clients.
• Negotiate & influence — Lead tenders, bids and contract negotiations, and write compelling proposals that win work.
• Lead the state — Run a lean, multi‑skilled operation, manage staffing and fleet efficiently, and build a high‑performing team.
• Ensure governance — Maintain strong operational, financial and compliance standards across every site.

• A proven operational or commercial leader, ideally with multi‑site P&L responsibility
• A track record of turning around underperforming operations and driving new business growth
• Commercially astute and data‑driven — comfortable owning KPIs and acting on the numbers
• Strong negotiator and relationship builder, credible with senior clients and landlords
• Capable in tenders, bid writing and contract negotiation
• Hands‑on, accountable, and energised by ownership
