Job summary

Apparel Group, Dubai, seeks an experienced Finance Leader to drive end-to-end financial reporting, budgeting, and treasury for its real estate portfolio. You will oversee IFRS compliance, tax filings, and consolidated group reporting across assets and development projects.

You will manage cash flow, audits, and internal controls, partnering with asset management and development teams to evaluate projects and optimize costs. A senior candidate with GCC exposure and ERP proficiency is required.

Qualifications

• Bachelor's degree in Finance, Accounting or Business Administration.
• Professional qualification mandatory — CA, CPA, ACCA, or CMA.
• 10–13 years in finance & accounting, with 4–5 years in a managerial role with direct team leadership.
• Real estate, property development, or construction experience essential; GCC exposure preferred.
• Strong IFRS knowledge - IAS 40, IFRS 15, IFRS 16, and IFRS 9.
• Expertise in financial modelling, project finance, investment appraisal, and asset-level P&L.
• Sound knowledge of UAE VAT, corporate tax, and statutory compliance.
• Proficient in SAP, Oracle, or Yardi; advanced Excel skills essential.
• Strong analytical, leadership, and stakeholder management skills.
• High integrity, detail-oriented, and able to manage multiple priorities under pressure.

Responsibilities

• Own the preparation and review of monthly, quarterly, and annual financial statements in accordance with IFRS and UAE regulations.
• Ensure accurate reporting of real estate portfolios including development projects, investment properties, and leases.
• Manage statutory filings, VAT returns, corporate tax compliance, and liaise with regulatory authorities.
• Oversee consolidated financial statements and group reporting deadlines.
• Design and enforce internal financial controls across entities.
• Lead budgeting and multi-year planning for Kora Properties aligned with Apparel Group strategy.
• Develop rolling forecasts, scenario models, and variance analyses to support leadership decisions.
• Deliver monthly performance packs: revenues, OPEX, CAPEX, NOI, EBITDA, and budget variances.
• Provide financial evaluation for new projects, acquisitions, disposals, and capex proposals.
• Oversee treasury, cash flow planning, liquidity management, and bank covenants.
• Manage accounts payable/receivable for property transactions and coordinate with banks on facilities and reporting.
• Prepare cash flow forecasts and escalate liquidity risks to CFO.
• Oversee audits and liaise with auditors; ensure adherence to Apparel Group policies.
• Drive process improvements across finance functions.
