Job summary

MIRA CONSTRUCTION L.L.C seeks an experienced Senior Quantity Surveyor to lead commercial and cost-management activities in Dubai. You will own BOQ preparation, cost control, payments, variations, and final accounts while managing contractual risk and reporting to management.

The ideal candidate has 7+ years in UAE construction, strong Excel and QS software skills, and can mentor junior staff. UAE-based professionals only, with a focus on commercial excellence.

Qualifications

  • Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management or related discipline.
  • Minimum 7 years of relevant Quantity Surveying experience, preferably in construction/contracting companies.
  • Strong UAE construction experience is mandatory and current UAE residency.
  • Proven experience handling commercial management for medium to large-scale projects.
  • Strong knowledge of BOQ preparation, quantity take-offs, cost control, valuations, variations, claims, and final accounts.
  • Excellent analytical, numerical, negotiation and communication skills.

Responsibilities

  • Lead the commercial and quantity surveying functions across assigned construction projects.
  • Prepare and review BOQs, take-offs, cost estimates, and budgets.
  • Review contracts and drawings to identify commercial risks and obligations.
  • Manage project budgets, cost control, forecasting, and commercial reporting.
  • Prepare interim payment applications, certificates and final accounts.
  • Evaluate, price, and negotiate variations, claims, and additional works.
  • Oversee subcontractor and supplier commercial relationships including payments and final accounts.
  • Lead measurement and valuation of completed works.
  • Monitor project costs against budgets and flag overruns early.
  • Assist with tendering, procurement, subcontractor selection and commercial negotiations.
  • Review and negotiate subcontract agreements and terms.
  • Prepare monthly commercial reports, cash-flow projections and forecasts.
  • Identify risks and mitigation measures; liaise with clients and project team.
  • Maintain contracts and commercial records; mentor junior QS/commercial staff.

About the Role

We are seeking an experienced Senior Quantity Surveyor to join our construction team in Dubai. The successful candidate will take ownership of the commercial and cost management aspects of construction projects, ensuring effective cost control, contract administration, procurement, valuations, variations, and financial reporting throughout the project lifecycle.

The ideal candidate will be a commercially strong Quantity Surveyor who can independently manage the financial and contractual aspects of construction projects, identify commercial risks, negotiate effectively with stakeholders, and provide accurate cost and commercial reporting to management.

Key Responsibilities
  • Lead the commercial and quantity surveying functions across assigned construction projects.
  • Prepare and review detailed BOQs, quantity take-offs, cost estimates, and budgets.
  • Review contracts, drawings, specifications, and other project documentation to identify commercial risks and obligations.
  • Manage project budgets, cost control, forecasting, and commercial reporting.
  • Prepare and review interim payment applications, payment certificates, and final accounts.
  • Evaluate, price, and negotiate variations, claims, and additional works.
  • Manage subcontractor and supplier commercial relationships, including reviewing quotations, payments, variations, and final accounts.
  • Lead the measurement and valuation of completed works.
  • Monitor project costs against approved budgets and identify potential cost overruns at an early stage.
  • Assist with tendering, procurement, subcontractor selection, and commercial negotiations.
  • Review and negotiate subcontract agreements and commercial terms.
  • Prepare monthly commercial reports, cost forecasts, and cash-flow projections.
  • Identify commercial and contractual risks and recommend appropriate mitigation measures.
  • Liaise with clients, consultants, contractors, subcontractors, suppliers, project managers, and engineers on commercial matters.
  • Ensure proper maintenance of contractual and commercial records.
  • Support project teams in resolving contractual and commercial issues.
  • Mentor and provide guidance to junior Quantity Surveyors and commercial team members.
  • Ensure all commercial activities are carried out in accordance with project contracts and applicable UAE construction practices.
  • Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
  • Minimum 7 years of relevant Quantity Surveying experience, preferably with construction/contracting companies.

  • Must currently be based in the UAE.
  • Proven experience handling commercial management for medium to large-scale construction projects.
  • Strong knowledge of BOQ preparation, quantity take-offs, cost control, valuations, variations, claims, and final accounts.
  • Strong understanding of construction contracts, subcontract agreements, and commercial procedures.
  • Proven experience in subcontractor and supplier management and negotiations.
  • Strong knowledge of project cost reporting, forecasting, and cash-flow management.
  • Ability to read and interpret construction drawings, specifications, and contracts.
  • Strong proficiency in Microsoft Excel and relevant QS/commercial software.
  • Excellent analytical, numerical, negotiation, and communication skills.
  • Ability to independently manage commercial responsibilities and work closely with project management teams.
  • Previous experience supervising or mentoring junior QS/commercial staff is an advantage.
  • UAE driving licence is an advantage.
