Job summary

Stantec in Abu Dhabi UAE is seeking a Senior Quantity Surveyor to lead cost control, contract administration, and commercial management on major building projects. The role covers procurement, variations, interim payments, and final accounts through the project lifecycle.

The ideal candidate will have 15+ years as a QS, including 5+ in the UAE, with strong FIDIC knowledge and excellent negotiation and stakeholder skills.

Qualifications

• 15 years of experience as a Quantity Surveyor in building projects.
• At least 5 years of experience in the UAE.
• Strong knowledge of FIDIC contracts and contract administration.
• Experience delivering commercial services on large-scale building projects (residential, commercial, mixed-use, hospitality, healthcare, institutional).
• Strong analytical, commercial, and communication skills.

Responsibilities

• Manage all quantity surveying and commercial activities on building projects.
• Prepare cost estimates, BOQs, tender docs and contract docs.
• Administer contracts and ensure compliance with obligations and requirements.
• Review, evaluate, and negotiate variations, claims, and changes.
• Prepare and negotiate interim payments and final accounts.
• Monitor budgets, cash flow forecasts and commercial performance.
• Provide commercial support to Project Managers and teams.
• Manage subcontractor procurement, contract administration and final accounts.
• Identify commercial risks and opportunities and recommend mitigations.
• Maintain records of correspondence and financial data; liaise with clients and authorities.
• Participate in meetings, progress reviews and commercial negotiations.
• Ensure compliance with policies, quality standards and safety requirements.
• Prepare monthly commercial reports and management updates.

Stantec is seeking a Senior Quantity Surveyor to join our Buildings team in Abu Dhabi UAE.

The Senior Quantity Surveyor will be responsible for managing the commercial and contractual aspects of major building projects. The successful candidate will play a key role in cost management contract administration claims management variation assessment procurement support and project financial control throughout the project lifecycle.

Key Responsibilities

• Manage all quantity surveying and commercial activities on building projects.
• Prepare cost estimates quantity take-offs Bills of Quantities (BOQs) tender documentation and contract documents.
• Administer contracts and ensure compliance with contractual obligations and project requirements.
• Review evaluate and negotiate variations claims extension of time submissions and additional cost claims.
• Prepare submit and negotiate interim payment applications and final accounts.
• Monitor project budgets cash flow forecasts and commercial performance.
• Provide commercial and contractual support to Project Managers Resident Engineers and project teams.
• Manage subcontractor procurement contract administration and final account settlements.
• Identify commercial risks and opportunities and recommend mitigation measures.
• Maintain accurate records of contractual correspondence commercial documentation and project financial data.
• Liaise with clients contractors consultants and relevant authorities on commercial and contractual matters.
• Participate in project meetings progress reviews and commercial negotiations.
• Ensure compliance with company policies quality standards and health and safety requirements.
• Prepare monthly commercial reports and management updates.

Qualifications

• Bachelors Degree in Quantity Surveying Civil Engineering Construction Management or a related discipline.
• Minimum 15 years of experience as a Quantity Surveyor with a strong background in commercial and contract management for building projects.
• At least 5 years of relevant experience in the UAE.
• Proven experience delivering commercial services on large-scale building projects including residential commercial mixed-use hospitality healthcare or institutional developments.
• Strong knowledge of FIDIC contracts and contract administration practices.
• Experience in claims management variation assessment cost control procurement and final account negotiations.
• Strong analytical commercial and problem-solving skills.
• Excellent communication negotiation and stakeholder management abilities.
• Ability to work independently and as part of a multidisciplinary team.
• Proficiency in Microsoft Office applications and commercial management software.
• Experience working on projects with major developers government entities or consultants in the UAE is highly desirable.
