Job summary

Nathan & Nathan Human Resources is assisting a leading UAE real estate development group to appoint a Senior Projects Manager. You will oversee delivery across design, construction, and facility management for a diverse portfolio in the UAE and KSA.

You will lead a multidisciplinary team, manage procurement and contracts (FIDIC), monitor budgets and risks, and drive continuous improvement through standardised methodologies and digital tools.

Qualifications

• Bachelor's degree in civil engineering, architecture, real estate or related field.
• 10+ years in real estate development and project management.
• Experience managing large-scale, complex/mixed-use developments.
• UAE and/or KSA project experience.
• FIDIC-based contract knowledge and post-contract management.
• PM certifications (PMP/PRINCE2) are advantageous.

Responsibilities

• Develop and implement PM strategies, KPIs, and delivery standards.
• Lead project portfolio across UAE and KSA.
• Manage full lifecycle from design to handover.
• Ensure delivery within scope, schedule, budget, and quality.

Job description

Our client is a leading real estate development group with major developments across the UAE and KSA. They are looking to appoint an experienced Senior Projects Manager to lead and oversee project management activities across a diverse portfolio of large-scale developments.

The role will have overall responsibility for project delivery across design, construction, and facility management, ensuring projects are delivered on time, within budget, within scope, and in line with required quality, regulatory, and governance standards.

Key Responsibilities

• Develop and implement project management strategies, frameworks, KPIs, and delivery standards aligned with the organisation's business objectives.
• Lead and oversee the overall project portfolio across the UAE and KSA.
• Manage projects across the full lifecycle, from design development and tendering through construction, completion, and handover.
• Ensure projects are delivered within approved scope, budget, schedule, and quality requirements.
• Oversee design management across architectural, structural, MEP, electrical, safety, and security disciplines.
• Lead procurement, tendering, contract negotiations, vendor management, and contract administration.
• Manage variations, claims, change orders, and contractual matters in accordance with FIDIC principles.
• Monitor project budgets, cash flow, cost forecasts, resource utilisation, and financial performance.
• Identify project risks, delays, and escalations and implement appropriate mitigation and recovery strategies.
• Manage consultants, contractors, service providers, government authorities, and other key stakeholders.
• Establish effective project governance, reporting, and performance monitoring mechanisms.
• Provide regular project and portfolio updates to senior management and key stakeholders.
• Lead, mentor, and develop a high-performing project management team.
• Drive continuous improvement through standardised project management methodologies, digital tools, and industry best practices.

Requirements

• Bachelor's degree in Civil Engineering, Architecture, Real Estate, or a related discipline. A Master's degree is preferred.
• Minimum 10 years of experience in real estate development and project management.
• Proven experience managing large-scale, complex, or mixed-use developments.
• Strong leadership experience managing multidisciplinary and multi-stakeholder projects.
• Experience working on projects within the UAE and/or KSA.
• Strong knowledge of pre- and post-contract management and FIDIC regulations.
• PMP, PRINCE2, or other relevant project management certification is advantageous.
• Strong understanding of project controls, commercial management, cost optimisation, risk management, and contractual matters.
• Excellent leadership, stakeholder management, communication, and problem-solving skills.
