Real Estate Research Analyst, UAE (Dubai / Abu Dhabi)

Candidates preferred - In UAE, with Real Estate Research and pricing experience only.

Salary Range: AED 18,000 to 22,000 per month

Type: Full-time, Hybrid/Remote, based in the UAE

Priority: Candidates with hands-on experience in real estate pricing and real estate research in the UAE

Only candidates with real research or analysis work experience in the Dubai or Abu Dhabi property market will be considered. You must already know the market, the registries (DLD, ADREC), the developers and the portals (Property Finder, Bayut, Dubizzle, DXBinteract, REIDIN, Property Monitor). Applications without UAE property market experience will not be reviewed.

Company Description

Property Dynamix is a real estate operating system for developers in Dubai and Abu Dhabi. We turn registered DLD and ADREC transactions into defensible decisions: unit pricing, pricing simulations, payment plans, land feasibility, new launch tracking, promotion monitoring and monthly market reports.

Most platforms in this market sell data. We build what happens after it. A team of AI agents researches comparables, checks pricing against the market, and reviews its own work before a user sees it, with every figure traced back to registry records.

Our AI analyst, MOIRA, answers market questions in plain language. Through Majlis, our connector, the same market data is available inside Claude and ChatGPT.

Role Description

This is a pure research role. You will not write code. You will be the person who knows what the numbers should say before the system says them, and who catches it when they are wrong.

What you'll work on:

• Researching new launches across Dubai and Abu Dhabi: developer, location, unit mix, launch pricing, payment plans and promotions, from portals, brochures, broker channels and registry records
• Building and maintaining comparable sets for pricing work: which projects genuinely compete, and why
• Reading DLD and ADREC transaction data and explaining what moved and what did not, at community, master project and building level
• Writing the analysis behind our monthly market reports: plain language, every figure tied to a count and a period
• Verifying AI-generated research: checking MOIRA's comparables, pricing checks and claims against the registry and the portals, and reporting what it got wrong
• Building golden reference sets: the "known right answer" for a project, an area or a month, that we test the system against
• Tracking developer behaviour: launches, relaunches, price revisions, incentive changes, sales velocity as recorded by the registry
• Keeping our project and developer records correct: master project hierarchy, aliases, naming, geography

Qualifications

Must have:

• 4 or more years of research or analysis work in the Dubai or Abu Dhabi property market, at a developer, brokerage, consultancy, valuation firm, portal or data provider
• Working knowledge of DLD and ADREC data: what a registered transaction does and does not tell you, off-plan versus ready, Oqood, procedure types, arms-length filtering
• Daily familiarity with the UAE portals and data sources listed above, and the judgement to know when a listing price is not a market price
• Strong Excel or Google Sheets; comfort with large tables, pivots and cleaning messy data
• Clear written English. You can explain a price movement in three sentences a developer's CEO will trust
• You check your own work. You say what the data recorded, not what you assume happened, and you flag what you could not verify

Nice to have:

• Experience pricing units for a developer: PSF grids, floor rise, view premiums, payment plan structuring
• Land feasibility or valuation experience (RICS or similar)
• Basic SQL, or willingness to learn it to query the registry directly
• Arabic reading ability (not compulsory )
• Experience testing or reviewing AI-generated output
• Degree in Real Estate, Economics, Finance, Urban Planning or a related field, or equivalent experience in the UAE market.
