Real Estate Development in the United Arab Emirates is seeking a senior accountant to independently manage financial activities for a handover-ready hotel residence project. You will quickly assume responsibility for existing accounts and ensure accurate reporting.

The role requires UAE real estate accounting experience (6–8 years), strong Excel/ERP skills, and independence. Immediate joining is expected.

Qualifikationen

• Bachelor's degree in Accounting or Finance; professional qualification preferred.
• 6-8 years of UAE real estate accounting experience and independent management of full accounts.
• Hospitality, serviced residence or property management finance experience strongly preferred.
• Strong Excel and ERP skills; experience with Odoo or Oracle is advantageous.
• Able to work independently, adapt quickly and join immediately.

Aufgaben

• Maintain complete accounts, manage monthly and year-end closings, and reconcile bank, escrow and intercompany balances.
• Manage customer accounts, collections, instalments, PDCs and financial clearances for handover.
• Review supplier invoices, broker commissions, and manage rental billing, deposits and collections.
• Prepare financial statements, management reports, budgets and cash flow forecasts; monitor costs and variances.
• Oversee operating budgets, revenue settlements, operator fees, service charges and related reporting.
• Prepare VAT and CT workings and reconciliations, coordinate with tax agents and auditors.
• Liaise with brokers, hotel operators, property management, service providers and DLD/RERA coordination teams.
• Take ownership quickly and complete a structured handover of records, balances and outstanding matters within two weeks.

Role Purpose

Independently manage the financial activities of an assigned real estate project approaching handover as branded hotel residences. Quickly take over existing accounts and pending matters, ensuring continuity and accurate reporting.

Key Responsibilities

• Project Accounting: Maintain complete accounts, manage monthly and year-end closing, and reconcile bank, escrow and intercompany balances.


• Sales and Receivables: Manage customer accounts, collections, instalments, PDCs and financial clearances for handover.


• Payables and Rentals: Review supplier invoices and broker commissions, prepare payments, and manage rental billing, deposits and collections.


• Reporting and Budgets: Prepare financial statements, management reports, budgets and cash flow forecasts; monitor costs and explain variances.


• Hotel and Service Management Finance: Oversee operating budgets, revenue settlements, operator fees, service charges and related financial reporting.


• Tax and Audit: Prepare VAT and CT workings and reconciliations, support corporate tax requirements, and coordinate with tax agents and auditors.


• External Coordination: Liaise with brokers, hotel operators, property management, service providers and DLD/RERA coordination teams.


• Immediate Handover: Take ownership quickly and complete a structured handover of records, balances and outstanding matters within two weeks.

Candidate Requirements

• Bachelor's degree in Accounting or Finance; professional qualification preferred.


• 6-8 years of relevant experience, including UAE real estate accounting and independent management of complete accounts.


• Hospitality, serviced residence or property management finance experience strongly preferred.


• Strong Excel and ERP skills; Odoo, Oracle experience advantageous.
