Job summary

AKS Prime Group in Dubai, UAE is seeking an experienced Quantity Surveyor with a strong background in landscaping, swimming pools, water features, and related external works. This full-time role offers a competitive salary and opportunities to contribute to premium landscape, pool, and exterior development projects across the UAE.

You will prepare detailed cost estimates, BOQs, and tender documentation, review drawings, and manage cost plans, variations, and commercial submissions.

Qualifications

• Bachelor's degree in Quantity Surveying, Civil Engineering, or a related discipline.
• 6–10 years of Quantity Surveying experience within the UAE.
• Proven experience in landscaping (softscape & hardscape), swimming pool construction, water features, and landscape-related external works.
• Strong knowledge of BOQ preparation, quantity take-offs, measurement standards, and cost control.
• Proficiency in Microsoft Excel and AutoCAD.
• Experience with QS software such as CostX, Candy, or similar is an advantage.
• Excellent analytical, negotiation, and communication skills.
• Ability to manage multiple priorities and meet project deadlines.

Responsibilities

• Cost Estimation & Quantity Surveying
• Review drawings, specifications, and project documents to prepare accurate Bills of Quantities (BOQs).
• Perform quantity take-offs for softscape, hardscape, irrigation, swimming pools, water features, pergolas, gazebos, shade structures, outdoor furniture, carpentry, finishes, and associated MEP works.
• Develop project cost plans using current UAE market rates.
• Obtain quotations from suppliers and vendors as required.
• Prepare tender documentation, pricing schedules, and commercial submissions.
• Evaluate subcontractor and supplier quotations for technical and commercial compliance.
• Prepare bid comparison reports and support subcontractor selection.
• Assist with value engineering and cost optimization initiatives.

Key Responsibilities

Cost Estimation & Quantity Surveying

• Prepare detailed cost estimates for landscape, swimming pool, water feature, and related external works.
• Review drawings, specifications, and project documents to prepare accurate Bills of Quantities (BOQs).
• Perform quantity take-offs for softscape, hardscape, irrigation, swimming pools, water features, pergolas, gazebos, shade structures, outdoor furniture, carpentry, finishes, and associated MEP works.
• Develop project cost plans using current UAE market rates.
• Obtain quotations from suppliers and vendors as required.
• Prepare tender documentation, pricing schedules, and commercial submissions.

Contract Administration

• Prepare and administer subcontract agreements.
• Manage variations, change orders, and commercial claims.
• Monitor project costs against approved budgets.
• Prepare interim valuations, payment certificates, and final accounts.

Site Coordination

• Conduct site measurements and verify work progress.
• Coordinate with project and site teams to validate quantities.
• Maintain accurate records of completed works and material usage.

Reporting

• Prepare monthly cost reports, cash flow forecasts, and cost-to-complete analyses.
• Maintain organized commercial documentation and records.
• Provide commercial support during project meetings and advise on cost implications.

Requirements

• Bachelor's degree in Quantity Surveying, Civil Engineering, or a related discipline.
• 6–10 years of Quantity Surveying experience within the UAE.
• Proven experience in landscaping (softscape & hardscape), swimming pool construction, water features, and landscape-related external works.
• Strong knowledge of BOQ preparation, quantity take-offs, measurement standards, and cost control.
• Good understanding of UAE construction materials, specifications, and industry practices.
• Proficiency in Microsoft Excel and AutoCAD.

Preferred Qualifications

• Experience working on luxury villa landscaping or high‑end swimming pool projects.
• Knowledge of FIDIC contracts and UAE construction contract administration.
