AHS, a Dubai-based luxury real estate company, seeks a Finance Manager to drive financial performance across high-value projects. You will consolidate reporting, manage project accounting, and partner with leadership to guide investment decisions.

Qualificações

• Bachelor’s degree in Finance, Accounting, or related discipline.
• 5+ years of finance experience in luxury or real estate, including reporting and audits.
• Experience with budgeting, forecasting, and cash flow planning.
• Project cost control and real estate accounting practices.
• ERP proficiency and IFRS, UAE VAT, and RERA compliance knowledge.
• Big 4 audit exposure is a plus.

Responsabilidades

• Oversee accounting and financial control across real estate projects and group entities.
• Lead month-end, quarter-end, and year-end closes within timelines.
• Prepare IFRS-compliant financial statements and consolidated group accounts.
• Track costs, cost-to-complete, profitability, and variances.
• Manage escrow operations and regulatory submissions with regulators and banks.
• Coordinate VAT and Corporate Tax filings with advisors.
• Coordinate audits and act as main liaison for auditors, banks, and consultants.
• Lead budgets, reforecasts, and cash flow forecasts for group and projects.
• Prepare monthly MIS with variance analysis, sales, collections, and payables.
• Oversee payables/receivables, contractor payments, and retention.
• Drive ERP improvements, automation, and e-invoicing readiness.
• Support finance leadership with control, audits, and timely reporting.

As Luxury Real Estate Finance Manager, you will help shape the financial performance of high-value real estate projects by bringing structure, insight, and commercial judgment to core finance activities. You will work closely with leadership and cross-functional teams, supporting decisions that affect project outcomes, operational efficiency, and investment direction while strengthening the reporting and control environment across the business.

Responsibilities

1. Manage accounting and financial control across all real estate projects and group companies.
2. Lead month-end, quarterly and year-end closing within set timelines.
3. Prepare IFRS-compliant financial statements, including consolidated Group accounts and revenue recognition for property sales.
4. Track project costs, cost-to-complete, profitability and budget vs. actual variances.
5. Manage escrow operations and ensure RERA/DLD compliance, including submissions to banks, consultants, and regulators.
6. Ensure timely VAT and Corporate Tax computation and filing with the FTA, in coordination with tax advisors.
7. Coordinate statutory, escrow, regulatory and bank audits, and act as the key contact for auditors.
8. Lead annual budgets, reforecasts and cash flow forecasts for the Group and each project.
9. Prepare monthly MIS reports with variance analysis, sales, collection, and payables reports.
10. Supervise accounts payable and receivable, including contractor payments, retention, advances, and overdue balances.
11. Manage the ERP system, drive process automation, and ensure e-invoicing readiness.
12. Work closely with the Finance Controller to support financial control, audit readiness, and timely, accurate reporting.

• Bachelor’s degree in Finance, Accounting, or a related discipline.
• 5+ years of finance experience in the luxury or real estate sector, including 5+ years in financial reporting, MIS, taxation, statutory audits, and real estate accounting.
• Hands-on experience with budgeting, forecasting, and financial reporting, including annual budgeting, reforecasting, cash flow forecasting, and budget-versus-actual variance analysis.
• Strong background in project cost control, cost-to-complete analysis, profitability tracking, and project-based accounting practices within real estate.
• Advanced proficiency with Excel and strong working knowledge of accounting systems and ERP platforms such as Dynamics 365, Oracle, or similar.
• Solid knowledge of IFRS, UAE VAT, FTA compliance, and RERA regulations.
• Experience working directly with senior leadership and coordinating with cross-functional teams while serving as a key contact for auditors, banks, consultants, and regulators.
• Prior experience in an audit firm, such as a Big 4 firm, is a plus.
• CPA, CMA, CFA, or ACCA certification is preferred.
