2. ROLE PURPOSE

AHS is seeking an Investment Banker with an investment banking or corporate finance background to strengthen the Group's investment function. The Investment Banker will lead the financial analysis, valuation and execution work behind the Group's investment, acquisition and financing decisions.

The role covers the full transaction cycle, from screening and modelling opportunities through due diligence, structuring and execution, to monitoring the performance of investments after closing, and ensures every decision presented to management is supported by rigorous, well-documented analysis.

3. KEY RESPONSIBILITIES
3.1 Investment Screening and Evaluation
  • Screen and evaluate investment opportunities, including land and asset acquisitions, development projects, joint ventures, strategic partnerships and corporate investments, against the Group's investment criteria.
  • Conduct market, sector and competitor research to support investment theses and test key assumptions.
3.2 Financial Modelling and Valuation
  • Build and maintain detailed financial models, including development feasibility, project cash flow, returns and three-statement models.
  • Perform valuations using DCF, comparable transactions, comparable companies and residual land value methods.
  • Calculate and analyse ROI, IRR, NPV, equity multiple, payback and profitability, and run sensitivity and scenario analyses on key drivers.
3.3 Transaction Execution
  • Support the execution of acquisitions, disposals, joint ventures and strategic investments from initial offer through to closing.
  • Prepare term sheets, offer letters and transaction timelines, and support senior management in negotiations.
  • Coordinate with Legal, Finance and external advisers (lawyers, valuers, auditors and technical consultants) throughout the transaction process.
3.4 Capital Structuring and Financing
  • Analyse and recommend capital structures and financing options for projects and investments, including bank debt, project finance, equity and co-investment structures.
  • Support discussions with banks and financial institutions on financing terms, and model the impact of financing on returns and covenants.
3.5 Due Diligence and Risk Assessment
  • Lead and coordinate financial, commercial and operational due diligence on target investments and counterparties.
  • Identify, assess and quantify key risks (market, financial, legal, regulatory and counterparty) and propose mitigates.
3.6 Investment Committee Materials
  • Prepare investment memoranda, Investment Committee papers, board presentations and recommendations that clearly present the investment case, risks and returns.
  • Prepare transaction materials such as teasers, information memoranda and presentations for partners and co-investors, as directed by senior management.
3.7 Portfolio Monitoring and Reporting
  • Monitor the performance of existing investments and projects against approved business cases, and report variances and recommended actions to management.
  • Maintain a database of transactions, market benchmarks and comparable deals to support future valuations.
3.8 Governance and Compliance
  • Up to 7-10 years of relevant experience in investment banking, corporate finance, M&A, transaction advisory, private equity or real estate investment.
  • Bachelor's degree in Finance, Commerce, Economics or Business; CFA, CA or MBA (Finance) preferred.
  • Proven experience building financial models and valuations from scratch, and supporting live transactions from origination to closing.
  • Real estate, development or GCC market transaction experience is a strong advantage.
SKILLS AND COMPETENCIES
  • Technical: advanced financial modelling and valuation (DCF, IRR, NPV, comparables, residual land value).
  • Analytical: strong attention to detail and ability to test assumptions and challenge numbers.
  • Communication: clear, concise investment memoranda and presentations for senior management and boards.
  • Execution: able to manage multiple transactions, advisers and deadlines at the same time.
