AHS, a Dubai-based luxury real estate group, seeks a Finance Manager to shape financial performance for high-value projects. You will bring structure, insight, and commercial judgment to core finance activities and collaborate with leadership to support strategic decisions affecting project outcomes and reporting.

Responsibilities include end-to-end financial control, IFRS reporting, budgeting and cash flow forecasting, VAT/Tax compliance, and coordinating audits.

Qualifikationen

• 5+ years finance experience in luxury or real estate sector.
• 5+ years in financial reporting, MIS, taxation, statutory audits, and real estate accounting.
• Experience budgeting, forecasting, cash flow, and variance analysis.
• Strong background in project cost control and real estate accounting practices.
• Advanced Excel and ERP knowledge (Dynamics 365, Oracle).

Aufgaben

• Manage accounting and financial control across real estate projects and group companies.
• Lead month-end, quarterly and year-end closing within set timelines.
• Prepare IFRS-compliant financial statements, including consolidated Group accounts and revenue recognition for property sales.
• Track project costs, cost-to-complete, profitability and budget vs. actual variances.
• Manage escrow operations and ensure RERA/DLD compliance, including submissions to banks, consultants, and regulators.
• Ensure timely VAT and Corporate Tax computation and filing with the FTA, in coordination with tax advisors.
• Coordinate statutory, escrow, regulatory and bank audits, and act as the key contact for auditors.
• Lead annual budgets, reforecasts and cash flow forecasts for the Group and each project.
• Prepare monthly MIS reports with variance analysis, sales, collection, and payables reports.
• Supervise accounts payable and receivable, including contractor payments, retention, advances, and overdue balances.
• Manage the ERP system, drive process automation, and ensure e-invoicing readiness.
• Work closely with the Finance Controller to support financial control, audit readiness, and timely, accurate reporting.

As Luxury Real Estate Finance Manager, you will help shape the financial performance of high-value real estate projects by bringing structure, insight, and commercial judgment to core finance activities. You will work closely with leadership and cross-functional teams, supporting decisions that affect project outcomes, operational efficiency, and investment direction while strengthening the reporting and control environment across the business.

Qualifications

• Bachelor’s degree in Finance, Accounting, or a related discipline.

• 5+ years of finance experience in the luxury or real estate sector, including 5+ years in financial reporting, MIS, taxation, statutory audits, and real estate accounting.

• Hands-on experience with budgeting, forecasting, and financial reporting, including annual budgeting, reforecasting, cash flow forecasting, and budget-versus-actual variance analysis.

• Strong background in project cost control, cost-to-complete analysis, profitability tracking, and project-based accounting practices within real estate.

• Advanced proficiency with Excel and strong working knowledge of accounting systems and ERP platforms such as Dynamics 365, Oracle, or similar.

• Solid knowledge of IFRS, UAE VAT, FTA compliance, and RERA regulations.

• Experience working directly with senior leadership and coordinating with cross-functional teams while serving as a key contact for auditors, banks, consultants, and regulators.

• Prior experience in an audit firm, such as a Big 4 firm, is a plus.

• CPA, CMA, CFA, or ACCA certification is preferred.
