Job summary

Rocky Real Estate LLC in Dubai is seeking a Head of Property Management to lead the effective management of residential and commercial properties. You will oversee operations, support landlords and tenants, and maintain high property standards across a diverse portfolio.

The role requires proven leadership, strong communication, and an ability to collaborate with internal teams, landlords, tenants and service providers to deliver a responsive, consistent service.

Qualifications

• Significant experience in property management, including responsibility for a portfolio and operational delivery.
• Previous experience leading or supervising a property management team.
• Knowledge of property operations and tenancy processes in Dubai.
• Understanding of local tenancy requirements and property management practices.
• Strong written and verbal English communication skills.
• Excellent organisational, planning and decision-making skills.
• Proficient with email, spreadsheets and property management or CRM systems.
• Ability to review reports, maintain accurate records and manage multiple priorities.
• Professional communication with landlords, tenants and external providers.
• Valid UAE driving licence.

Responsibilities

• Lead day-to-day operations of the property management department and oversee residential and commercial portfolios.
• Manage, support and develop the property management team with clear priorities and service expectations.
• Oversee landlord and tenant enquiries and ensure timely resolutions.
• Establish and monitor processes for maintenance, repairs, inspections and service requests.
• Coordinate with landlords, tenants, contractors, suppliers and management to resolve issues.
• Oversee tenancy administration including renewals, move-ins and move-outs with accurate records.
• Monitor tenancy deadlines and operational risks, escalating complex matters as needed.
• Ensure practices align with tenancy requirements and company procedures.
• Monitor property condition and service-provider performance and address issues.
• Review portfolio activity and prepare reports for landlords and management.
• Collaborate with internal departments to support efficient operations and client experience.
• Identify opportunities to improve workflows, record-keeping and service delivery.

This senior role is responsible for overseeing property management operations, supporting landlords and tenants, maintaining property standards and ensuring the team delivers a responsive, consistent service.

The successful candidate will be an experienced property management professional with strong leadership, communication and organisational skills. They will be confident managing a varied portfolio, developing effective processes and working with internal teams, landlords, tenants, service providers and building management to meet operational and tenancy requirements.

Skills and experience:
