Job summary

Client of Guildhall in Dubai seeks an Investment Analyst to own underwriting, financial modelling and due diligence on live acquisitions across the Middle East. You will evaluate warehouse and logistics real estate opportunities, build cash flow models, and support deal execution.

The role requires 5–10 years in real estate investment, strong Excel modelling, and UAE/Middle East transaction experience. Arabic is a plus; based in the UAE with close coordination across teams.

Qualifications

• 5–10 years of relevant experience in real estate investment or related function.
• Experience in warehouse, logistics, industrial or other commercial real estate.
• Strong Excel-based financial modelling: DCF, sensitivity and scenario analysis.
• GCC or wider Middle East real estate transaction experience.
• Fluent in Arabic is an advantage.
• Experience preparing investment memoranda and supporting deal execution.
• Proven experience supporting due diligence and transaction execution.
• Based in the UAE.

Responsibilities

• Evaluate potential warehouse and logistics real estate investment opportunities across the UAE and Saudi Arabia.
• Build and maintain financial models including cash flows, returns, financing and exit scenarios.
• Run sensitivity and scenario analysis on pricing and risk assumptions.
• Lead comparable transaction analysis and asset-level market research.
• Support financial, commercial and operational due diligence on deals.
• Draft investment memoranda and presentations for senior management and investment committees.
• Collaborate with investment development, asset management, finance and legal teams.
