Job summary

Inspire in Abu Dhabi is seeking a Facilities Engineer to supervise the operation, maintenance and performance of mechanical, electrical, plumbing, fire and life-safety systems across a large residential portfolio.

You will coordinate technicians, supervisors and specialist subcontractors to ensure safe, efficient and compliant maintenance within contractual service levels, with CAFM/CMMS and BMS knowledge playing a central role.

Qualifications

  • Bachelor's degree or diploma in Mechanical Engineering, Electrical Engineering, Building Services Engineering or related technical discipline.
  • Facilities-management qualification preferred.
  • UAE engineering registration or professional membership preferred.
  • Additional qualifications in health and safety, energy management or asset management are an advantage.

Responsibilities

  • Supervise planned preventive, corrective and reactive maintenance; inspect plant rooms and common areas; perform root-cause analysis and verify work quality.
  • Oversee HVAC and ventilation systems; monitor electrical distribution, generators, UPS, emergency lighting and plumbing services.
  • Coordinate maintenance of BMS, fire alarm and firefighting systems, access control, CCTV, doors, barriers and elevators.
  • Plan and supervise contractor activities; review method statements, risk assessments and service reports for compliance.
  • Monitor permits to work and safety procedures; maintain statutory inspection records and incident reports.
  • Prepare daily, weekly and monthly technical reports and maintenance updates; communicate progress to Facilities Manager and stakeholders.

Job description

The Facilities Engineer is responsible for supervising the operation, maintenance and technical performance of mechanical, electrical, plumbing, fire and life-safety, civil and associated building systems within a large, multi-building residential.

The role supports the Facilities Manager by ensuring that planned preventive maintenance, corrective maintenance, inspections, statutory testing and emergency repairs are completed safely, efficiently and within the contractual service levels.

The Facilities Engineer shall coordinate technicians, supervisors, specialist subcontractors, suppliers and other stakeholders while maintaining accurate CAFM records, asset information, technical documentation and maintenance reports.

The position primarily covers common areas, common facilities, public-realm infrastructure and assets included within the facility management scope.

Qualification:

Bachelor’s degree or diploma in Mechanical Engineering, Electrical Engineering, Building Services Engineering or a related technical discipline.

Recognized facilities-management or building-maintenance qualification is preferred.

Relevant UAE engineering registration or professional membership is preferred.

Additional qualifications in health and safety, energy management or asset management are an advantage.

Experience:

Minimum five to eight years of experience in facilities management, building maintenance or MEP operations.

Experience working within a large residential, commercial.

Experience supervising technicians and specialist maintenance contractors.

Practical knowledge of preventive maintenance, corrective maintenance and emergency response.

Experience using CAFM or CMMS platforms.

UAE facilities-management experience is preferred.

Technical Skills:

Expertise in Mechanical, Electrical, and Plumbing (MEP) systems.

Proficiency in HVAC systems, fire safety equipment, and energy management systems.

Maintenance Management:

Ability to design and execute preventive and corrective maintenance programs.

Familiarity with Computerized Maintenance Management Systems (CMMS).

Building Management Systems (BMS):

Proficiency in monitoring and troubleshooting BMS software and controls.

Project Management:

Skills in planning and executing renovation and upgrading projects.

Knowledge of project timelines, budgets, and resource allocation.

Health, Safety, and Compliance:

Strong understanding of HSE regulations and safety standards (e.g., NEBOSH, ISO 45001).

Ability to conduct risk assessments and enforce compliance.

Roles, Responsibilities, Duties
Maintenance Management:

Supervise planned preventive, corrective and reactive maintenance. Inspect plant rooms, service areas and common‑area assets; identify defects and recurring failures; conduct root‑cause analysis; and verify the quality of work before closure.

Technical Systems:

Oversee HVAC and ventilation systems, chilled‑water interfaces, electrical distribution, generators, UPS, emergency lighting, plumbing, water supply, drainage, sewage, stormwater and pumping systems. Coordinate maintenance of BMS, fire alarm and firefighting systems, access control, CCTV interfaces, automatic doors, barriers, elevators, pool systems and minor civil/building‑fabric assets.

CAFM and Asset Management:

Monitor work‑order priorities, response times, completion evidence and overdue cases. Maintain accurate asset records, maintenance histories and condition information, and identifying assets requiring repair, overhaul or replacement.

Team Supervision:

Allocate daily work to supervisors and technicians, monitor productivity and workmanship, conduct technical briefings and shift handovers, and ensure staff have the required tools, materials, permits and personal protective equipment.

Contractor Coordination:

Plan and supervise specialist‑contractor activities. Review method statements, risk assessments, service reports, test results and recommendations, and ensure works comply with the approved scope, maintenance frequency, safety requirements and quality standards.

HSE and Compliance:

Enforce permits to work, lockout/tagout procedures, risk assessments and safe working practices. Maintain statutory inspection and testing records, report unsafe conditions and stop any activity presenting immediate risk.

Emergency Response:

Respond to breakdowns, service interruptions and technical emergencies. Coordinate isolation, temporary controls and service restoration, keep the Facilities Manager informed and prepare incident and root‑cause reports.

Energy and Utilities:

Monitor electricity, water and cooling consumption, investigate abnormal usage and recommend practical energy‑and‑water‑efficiency improvements without affecting reliability or occupant comfort.

Materials and Spare Parts:

Prepare technical material requests, verify delivered items, monitor critical spare‑part requirements and ensure materials used are recorded against the applicable asset and work order.

Reporting and Coordination:

Prepare daily, weekly and monthly technical reports, maintenance updates, shutdown plans, scopes of work and technical evaluations. Communicate progress, risks, delays and expected completion dates to the Facilities Manager and relevant stakeholders.

Authority and Accountability:

The Facilities Engineer may assign maintenance activities, stop unsafe work, isolate unsafe equipment during emergencies and reject incomplete or unsatisfactory work. The role does not include authority to approve unbudgeted expenditure, variations, additional scope or contractual changes without approval.

Information Security responsibilities:
  • Comply with the company’s Information Security Policies
  • Be aware of and fulfil their information security responsibilities
  • Ensure whoever handles sensitive company information have taken the Security Awareness Training
  • Know how to report a security incident (to IT ServiceDesk or InfoSec).

  • Restrict use to authorized purposes, Protect access accounts, privileges, and associated passwords.
  • Accept accountability of his/her individual user accounts, and maintain confidentiality
