Job summary

STRATEGIC

Support the delivery of facility management services in accordance with contractual obligations, client requirements, and company standards.

Assist in achieving preventive maintenance compliance and operational KPIs across all assigned facilities.

Support continuous improvement initiatives to enhance equipment reliability, maintenance efficiency, and service quality.

Ensure compliance with statutory regulations, authority requirements, HSE standards, and company procedures.

Promote proactive maintenance practices to minimize equipment downtime and operational disruptions.

Support effective coordination between maintenance teams, subcontractors, suppliers, and clients.

Contribute to maintaining high levels of customer satisfaction through timely resolution of maintenance requests.

Support efficient utilization of manpower, materials, equipment, and maintenance resources.

OPERATIONAL

Maintenance Operations

Assist in planning and scheduling preventive maintenance (PPM) activities in accordance with approved maintenance plans.

Coordinate daily corrective, reactive, and emergency maintenance activities.

Monitor execution of work orders and ensure timely completion within agreed SLAs.

Conduct routine inspections of MEP systems and identify maintenance requirements.

Assist in troubleshooting equipment failures and support root cause investigations.

Coordinate maintenance shutdowns and planned service activities.

Verify completion of maintenance works before work order closure.

Ensure maintenance activities comply with approved procedures and OEM recommendations.

Support snag identification and rectification activities during project handovers.

Assist in commissioning support and defect liability period activities.

HVAC Systems

Support operation and maintenance of chillers, chilled water systems, AHUs, FCUs, Package Units, VRF systems, Split AC units, ventilation systems, and exhaust systems.

Monitor HVAC system performance and recommend corrective actions.

Assist in troubleshooting HVAC equipment faults.

Verify completion of preventive maintenance activities for HVAC systems.

Monitor indoor environmental conditions and thermal comfort levels.

Electrical Systems

Support maintenance of LV electrical distribution systems.

Assist in maintenance of distribution boards, MCCs, SMDBs, MDBs, lighting systems, power outlets, and control panels.

Support inspection of UPS systems, emergency lighting, generators, and electrical equipment.

Assist in electrical fault diagnosis and restoration activities.

Monitor electrical safety compliance during maintenance works.

Plumbing & Drainage Systems

Assist in maintenance of potable water systems.

Support maintenance of drainage, sewerage, pumps, water tanks, and plumbing fixtures.

Coordinate repair of plumbing leaks and water supply issues.

Monitor operation of booster pumps and associated systems.

Support water conservation initiatives.

Coordinate routine inspection of fire alarm systems.

Support maintenance of firefighting systems.

Assist specialized contractors during testing and inspections.

Monitor rectification of fire system defects.

Support compliance with Abu Dhabi Civil Defence (ADCD) requirements.

Building Fabric

Coordinate routine inspections of building fabric.

Monitor civil maintenance activities including masonry, painting, waterproofing, ceilings, flooring, doors, windows, roofing, and façade defects.

Assist in defect rectification and contractor supervision.

Support project handover inspections.

Client & Contractor Coordination

Coordinate with clients regarding maintenance requests.

Respond to tenant complaints and service requests.

Monitor contractor performance against contract requirements.

Coordinate maintenance schedules with facility occupants.

Attend client meetings and maintenance review meetings.

Coordinate authority inspections where applicable.

Liaise with suppliers for technical support.

Ensure timely communication of maintenance updates.

Escalate unresolved technical issues to senior management.

Documentation & Reporting

Prepare daily maintenance reports.

Prepare weekly and monthly maintenance reports.

Monitor work order status through CAFM/CMMS systems.

Maintain maintenance history records.

Update asset registers.

Prepare technical inspection reports.

Maintain equipment maintenance logs.

Assist in preparing quotations and technical evaluations.

Prepare material requisitions.

Maintain maintenance documentation in accordance with company procedures.

Material & Resource Coordination

Identify spare parts requirements.

Coordinate procurement requests.

Track inventory consumption.

Support annual maintenance planning.

Assist in equipment replacement planning.

Coordinate logistics for maintenance activities.

HSE & Compliance

Ensure compliance with company HSE policies.

Participate in toolbox talks.

Support risk assessments before maintenance activities.

Verify implementation of Permit-to-Work (PTW) procedures.

Ensure Lock Out Tag Out (LOTO) compliance where applicable.

Participate in internal and external audits.

Support authority inspections.

Ensure proper housekeeping at work sites.

Report unsafe conditions immediately.

Promote a positive safety culture.

PEOPLE MANAGEMENT

Coordinate with Maintenance Supervisors, Technicians, and Multi-Skilled Technicians.

Provide technical guidance to technicians when required.

Promote teamwork and collaboration across maintenance teams.

Assist in training newly assigned technicians.

Participate in toolbox talks and knowledge-sharing sessions.

Foster professional communication with clients and colleagues.

Support performance improvement initiatives within the maintenance team.

PRODUCT/PROCESS IMPROVEMENT

Recommend improvements to preventive maintenance schedules.

Identify recurring equipment failures and recommend corrective actions.

Support implementation of predictive maintenance practices.

Improve maintenance reporting processes.

Recommend improvements to CAFM/CMMS utilization.

Assist in optimizing spare parts inventory.

ELIGIBILITY CRITERIA

Bachelor's degree in mechanical engineering, electrical engineering, electromechanical engineering, or a related Engineering discipline.

Fresh graduates with relevant internship experience may be considered.

CAFM/CMMS Training.

Experience

1–3 years of experience in Facility Management, MEP Maintenance, Building Maintenance, or Technical Operations.

Fresh Engineering graduates with relevant internships, or industrial training may also be considered.

Experience in residential, commercial, healthcare, hospitality, or government facilities is preferred.

UAE/GCC experience is preferred but not mandatory.

Experience using CAFM or CMMS systems is an advantage.

Familiarity with ADCD requirements, HOTO procedures, authority inspections, and FM service delivery is preferred.

Experience coordinating with subcontractors and clients is desirable.
