Job summary

Azizi Developments is seeking a highly experienced Interior Fit-Out Project Lead to drive end-to-end delivery of commercial, residential, hospitality and retail fit-outs in Dubai. You will coordinate design, procurement, engineering and on-site execution to meet scope, schedule, cost and quality requirements.

Responsibilities include developing execution plans, managing site teams, ensuring QA/QC and HSE compliance, and guiding close-out with as-built drawings and handover documents.

Qualifications

• Experience leading interior fit-out projects across commercial, residential, hospitality, and retail.
• Strong planning, scheduling, and resource management skills.
• Ability to coordinate with clients, consultants, subcontractors, and internal teams.

Responsibilities

• Lead end-to-end fit-out project execution from award to handover.
• Develop execution plans, construction schedules, and resource plans.
• Oversee site activities, including MEP coordination and joinery installation.
• Ensure QA/QC compliance, safety, and adherence to specifications.
• Coordinate with design, procurement, and site teams; conduct regular progress reviews.
• Manage variations, change orders, and cost reporting with the QS team.
• Ensure timely procurement and delivery of materials and subcontract packages.
• Oversee close-out, snagging, as-built drawings, and handover.

Job description

To lead and manage interior fit-out projects from award to handover, ensuring delivery within scope, time, cost, and quality requirements while coordinating all design, procurement, engineering, and site execution activities.

Responsibilities:

Project Planning & Execution

• Lead end-to-end execution of fit-out projects (commercial, residential, hospitality, retail).
• Develop project execution plans, construction programs, and resource plans.
• Ensure milestones are achieved in line with approved schedule.

Site Management

• Oversee site activities including civil, MEP coordination, joinery installation, and finishing works.
• Ensure compliance with method statements, drawings, and safety requirements.
• Monitor daily site progress and resolve execution issues.

Coordination & Stakeholder Management

• Coordinate with clients, consultants, subcontractors, and internal teams.
• Conduct regular site meetings and progress reviews.
• Ensure clear communication between design, procurement, and site teams.

Cost Control & Commercial Management

• Monitor project budget, cost variations, and profitability.
• Review and approve site instructions, variations, and change orders.
• Support QS team in claims, valuations, and cost reporting.

Procurement & Material Control

• Ensure timely procurement of materials and subcontract packages.
• Track long-lead items and critical deliveries.
• Coordinate with procurement and material engineers for approvals.

Quality & HSE Compliance

• Ensure all works comply with QA/QC standards and project specifications.
• Enforce site safety regulations and HSE procedures.
• Address non-conformance issues and implement corrective actions.

Design & Technical Coordination

• Work closely with design and BIM teams to resolve technical issues.
• Ensure shop drawings and GFC drawings are aligned with site execution.
• Resolve RFIs and technical challenges during construction.

Project Close-Out

• Manage snagging, de-snagging, and handover process.
• Ensure submission of as-built drawings, O&M manuals, and completion documents.
• Obtain client approvals and project completion certificates.
