Qualifications

  • Bachelor’s degree in an accounting-related field.
  • Professional accounting qualifications (CA / ACCA / CPA).
  • 7–10 years of finance experience.
  • Strong fixed assets, Capex and financial analysis expertise.
  • IFRS knowledge and capital budgeting skills.
  • Experience with Oracle ERP and asset modules.

Responsibilities

  • Own end-to-end fixed assets lifecycle including capitalization and disposal.
  • Oversee asset tagging, verification, and reconciliation.

Job Summary

You will lead and manage Finance operations focused on capital expenditure (Capex), fixed assets lifecycle management, and investment governance. This pivotal role ensures robust financial control, compliance, and reporting accuracy while driving strategic capital investment decisions across Miral Experiences. You will oversee fixed asset accounting, tracking, tagging, and disposals, strengthen asset control frameworks, and prepare Investment Committee analysis and business cases. Your expertise will provide critical insights to optimize capital allocation, enhance audit readiness, and support sustainable financial growth.

Responsibilities
Fixed Assets Management & Governance
  • Own the end-to-end fixed assets lifecycle, including capitalization, transfers, depreciation, and disposal, ensuring accurate asset register maintenance in Oracle (or ERP).
  • Implement and oversee asset tagging and physical verification programs across all parks and entities.
  • Perform periodic asset reconciliation between physical assets and financial records.
  • Establish and monitor controls over Capital Work in Progress (CWIP) and ensure timely capitalization.
  • Lead asset impairment reviews and accounting assessments in compliance with IFRS.
Asset Tracking, Tagging & Disposal
  • Design and enforce asset tagging policies to uniquely identify and track all capital assets.
  • Oversee periodic physical asset verification exercises and resolve discrepancies.
  • Govern the asset disposal process, including approvals, documentation, accounting entries, and gain/loss recognition.
  • Ensure disposal activities comply with company policy, audit requirements, and approvals matrix.
  • Maintain complete audit trails for asset movements and disposals.
  • Prepare ad hoc financial analysis as required by Finance Business Partners.
Reconciliation and Analysis
  • Lead preparation and review of Investment Committee packs, including financial models (NPV, IRR, payback analysis), sensitivity analysis, and risk evaluations.
  • Partner with business and project teams to validate assumptions and financial feasibility.
  • Track approved projects against budget, spend, and forecast outcomes.
  • Provide post-investment analysis (PIR) and support leadership in capital allocation decisions.
  • Perform detailed reconciliations of the general ledger with sub-ledgers and subsidiary accounts.
  • Analyze financial transactions to detect errors or inconsistencies and propose adjustments.
Audit and Compliance
  • Own Internal Controls over Financial Reporting (ICFR) related to fixed assets and Capex.
  • Ensure compliance with IFRS standards, internal policies, and audit requirements.
  • Lead interactions with internal and external auditors, addressing findings and implementing remediation plans.
  • Support audit processes by providing documentation, explanations, and reconciliations.
  • Ensure compliance with internal financial policies and regulatory requirements.
  • Develop and implement new accounting procedures to enhance financial reporting efficiency.
Budget and Forecast
  • Lead end-to-end Capex budgeting, forecasting, and lifecycle management across all entities.
  • Consolidate, review, and challenge Capex submissions for alignment with business priorities.
  • Monitor Capex performance (budget vs. actual vs. forecast) and drive corrective actions.
  • Ensure compliance with Department of Audit (DOA) and governance standards for all Capex activities.
  • Own Capex trackers and data integrity across systems (OneStream, Oracle), ensuring a single source of truth.
  • Deliver management reporting, dashboards, and variance analysis to support decision-making.
  • Optimize Capex allocation through continuous reallocation and prioritization of funds.
  • Oversee the full Capex lifecycle, including execution tracking, CWIP, and project financial closure.
Financial Reporting
  • Ensure accurate and timely Capex and fixed asset reporting.
  • Review and approve monthly depreciation runs, asset schedules, and reconciliations.
  • Provide actionable insights on Capex utilization, budget variances, and asset efficiency.
  • Support monthly, quarterly, and annual financial close processes.
  • Prepare internal and external financial reports for management review, audits, and regulatory compliance.
  • Collaborate with the finance team to produce management reports and analysis for decision-making.
Process Improvement and Automation
  • Identify and implement automation opportunities in asset tracking and reporting.
  • Drive improvements in Oracle Fusion/ERP asset modules.
  • Introduce digital asset tracking solutions and dashboard reporting for Capex and assets.
  • Enhance efficiency and reduce manual intervention in financial processes.
Qualifications
  • Bachelor’s degree in an accounting-related field
  • Professional accounting qualifications (CA / ACCA / CPA)
  • Minimum 7-10 years’ experience in finance
  • Strong experience in fixed assets, Capex, and financial analysis
  • Exceptional knowledge of IFRS accounting standards
  • Expertise in Capex planning and financial modeling
  • Experience in asset management, tagging, and tracking frameworks
  • Experience working within the GCC region
  • Experience working with the Oracle ERP application
  • Experience in Investment Committee governance frameworks
  • Exposure to audit/ICFR environments
