Job summary

Miral is seeking an Executive Director – Asset Management to lead the strategic management of its diversified portfolio on Yas Island and beyond. You will drive long-term value, performance and resilience across attractions, hospitality, retail, entertainment and cultural assets, reporting to the Chief Portfolio Officer.

The role requires senior- level expertise in asset ownership, governance, and cross- functional leadership.

Qualifications

Minimum of 15 years' experience in asset management, real estate or hospitality.
Experience as Executive Director or equivalent level is required.
Proven ability to manage a large, mixed-use operating portfolio across asset classes.
Experience representing asset owner with operators, brand partners and JV partners.
Strong financial acumen including budgeting, valuation and business cases.

Responsibilities

Own the Group Strategic Asset Management Plan and translate strategy into asset-level objectives.
Govern portfolio performance: value, yield, NOI, occupancy, throughputs and total cost of ownership.
Lead annual asset business planning, define value creation strategy and capital needs.
Advise on acquisitions, disposals and repositioning with cross-functional teams.
Hold operators and tenants to performance against budgets and brand standards.
Lead lifecycle planning and capital replacement for the operating portfolio.
Establish an asset management framework aligned to ISO 55001 and maintain fixed asset registers.
Oversee risk, compliance, insurance and business continuity across the portfolio.
Represent Miral as asset owner with operators, regulators and stakeholders.
