Job summary

7X Group seeks a senior project delivery leader to oversee the end-to-end development and CAPEX portfolio, from concept to handover, across logistics, industrial, and commercial assets in Dubai. You will drive governance, cost control, and scheduling while coordinating with stakeholders to meet business priorities.

The role requires 10–12+ years in project/development management, a degree in engineering or construction management, and PMP or equivalent certification is a plus.

Qualifications

• Bachelor’s degree in Engineering, Construction Management or related field.
• Professional project management certification (e.g. PMP) is an advantage.
• Knowledge of project and development management, governance and controls.
• 10–12+ years in project / development management across logistics, industrial or commercial assets.

Responsibilities

• Lead end-to-end delivery of development and CAPEX portfolio from concept through design, construction, commissioning and handover.
• Establish and enforce engineering governance, cost, schedule and quality; manage changes and defects.
• Deliver warehouses, distribution centres, logistics hubs, BTS facilities and major developments from concept to handover.
• Oversee refurbishment of existing assets and branch modernisation projects.
• Drive strategic projects, fit-outs, relocations and fast-track developments; support peaks across the portfolio.
• Apply value engineering and project controls to improve CAPEX efficiency and reduce cycle time.
• Coordinate handover with Facilities Asset Lifecycle and align priorities with portfolio goals.
• Lead, coach and accountable for three Project Managers; allocate projects and capacity.

JOB PURPOSE

To lead the end-to-end delivery of development projects and capital expenditure initiatives from concept development and design through construction commissioning and handover. Ensure effective engineering governance and project management with accountability for cost schedule quality safety and delivery standards. Drive project efficiency value engineering and coordination with internal and external stakeholders to deliver projects in line with approved business requirements and investment priorities.

CORE JOB RESPONSIBILITIES

• Development and CAPEX Portfolio Delivery Own end-to-end delivery of the development and CAPEX portfolio from concept through design construction commissioning and handover Remain accountable for overall project delivery across the three Project Managers
• Engineering Governance Cost Schedule and Quality Establish and enforce engineering governance across the project portfolio Control cost schedule quality and HSE performance manage change orders and defects
• Major Developments and Logistics Infrastructure Through the PM Major Developments Logistics Infrastructure deliver warehouses distribution centres logistics hubs BTS facilities and major new developments from concept through handover
• Existing Assets and Refurbishment Through the PM Existing Assets Refurbishment deliver branch modernisation commercial-building refurbishment facility upgrades major asset CAPEX and repurposing projects
• Strategic Projects and Fit-Outs Through the PM Strategic Projects Fit-Outs deliver fit-outs relocations land-enablement works smaller developments and special fast-track projects Use this role s additional capacity to support peaks across the project portfolio
• Value Engineering and Project Controls Apply value engineering and project controls to improve CAPEX efficiency and reduce project cycle time Build delivery capability and consistent project management practice across the team
• Handover and Portfolio Interface Work with the Head Strategic Logistics Asset Management to align project priorities with portfolio and CAPEX priorities Hand over completed assets to Facilities Asset Lifecycle and deliver BTS facilities to the requirements agreed by Logistics Development Commercial Growth
• People Leadership Lead coach and hold to account the three Project Managers allocate projects and capacity across the team
