Mandarin Oriental Downtown, Dubai seeks a Director of Residences to lead all pre-opening and post-opening Residences operations, ensuring a superior resident experience and adherence to MOHG standards. The role reports to the General Manager and drives continuous service excellence.

Based at the Residences, you will manage budgets, vendor contracts, and cross-department coordination, while coaching a diverse team to uphold the highest luxury hospitality benchmarks in a prime downtown setting.

Qualifications

• Bachelor’s degree or equivalent; hospitality/related discipline preferred.
• Minimum 5 years of leadership in luxury residences or hotel management.
• Strong understanding of luxury residential operations and financial acumen.
• Proven ability to lead diverse multicultural teams.
• Excellent communication and stakeholder management skills.
• Knowledge of Dubai residential market is advantageous.

Responsibilities

• Lead day-to-day operation of the Residences while ensuring brand standards and audit compliance.
• Develop and oversee a personalised resident experience throughout move-in to move-out.
• Coordinate with Hotel departments to ensure seamless delivery of services and resources.
• Act as liaison between residents, property owner and MOHG with regular updates.
• Oversee budgeting, payroll, operating costs, contracts and capex planning.
• Oversee long-term care of the residential asset with maintenance planning.

About the job

Based at the Residences at Mandarin Oriental Downtown, the Director of Residences is responsible for for the overall leadership and management of all pre-opening and post-opening Residences operations, including the continual enhancement and improvement of the residential experience. Director of Residences reports to the General Manager.

As a Director of Residences, you will beresponsiblefor the following duties:

• Lead the day-to-day operation of the Residences, ensuring full compliance with Mandarin Oriental brand standards, service requirements, management agreements, reporting obligations and audit criteria, while driving continuous quality improvement and minimising operational risk.
• Develop and oversee a consistently exceptional and personalised resident experience throughout the full residency lifecycle, from move-in to move-out, proactively managing feedback, complaints and satisfaction trends and continuously enhancing resident services and programmes.
• Coordinate closely with Hotel departments and relevant stakeholders to ensure seamless delivery of core and à la carte residential services, operational readiness of units and common areas, and effective allocation of resources and manpower in line with occupancy and business demand.
• Act as the key operational liaison between residents, the property owner, Hotel management and MOHG, maintaining effective and transparent communication and providing regular operational updates and reporting as required.
• Lead the financial and commercial management of the Residences, including annual budgeting, forecasting, payroll and operating cost control, service contracts, chargeable resident services, operational efficiencies and capital expenditure planning.
• Oversee the long-term care and preservation of the residential asset, working closely with Engineering, the property owner and relevant stakeholders on preventive maintenance, inspections, repairs, refurbishments and capital improvements, while developing and coaching the Residences team to ensure sustained operational excellence.

As a Director of Residences, weexpectfrom you:

• Bachelor’s degree or equivalent; a qualification in Hospitality Management, Business Administration, Property Management or a related discipline is preferred.
• Minimum 5 years of relevant leadership experience within luxury residences or luxury hotel management, with demonstrated success and career progression; prior luxury residential or hotel pre-opening experience would be an advantage.
• Strong understanding of luxury residential operations, rental residential environments and resident experience, with sound commercial and financial acumen.
• Proven ability to manage complex stakeholder relationships and lead, engage and develop high-performing multicultural teams.
• Strong project management, problem-solving, decision-making and conflict-resolution capabilities, with excellent organisational and administrative skills.
• Excellent verbal, written and interpersonal communication skills; additional languages would be beneficial.
• Quality-driven, with a passion for excellence and a consistently resident-focused approach; approachable, open-minded and fair.
• Knowledge of the Dubai residential market and applicable regulatory environment would be an advantage.
