Dunkin UAE is looking for an experienced Business Development Manager – Retail Expansionto join our team and support the continued growth of our brands across the UAE. This role is all about finding the right locations, securing new retail opportunities, and helping bring new stores to life. You’ll work closely with landlords, developers, brokers, and our internal teams to identify and evaluate potential sites, negotiate commercial opportunities, and build a strong pipeline of locations that support our long-term expansion plans.

Key Responsibilities:

• Identify and secure new retail locations across the UAE to support our expansion plans.
• Scout and evaluate potential locations for new stores and future business opportunities.
• Build and maintain strong relationships with landlords, property developers, agents, and brokers.
• Conduct market research, geographic analysis, and site evaluations to identify high-potential locations.
• Prepare feasibility studies for proposed new stores in collaboration with relevant internal teams.
• Coordinate site investigations, visits, and assessments with the Projects team and management.
• Support commercial negotiations and the acquisition of new retail sites.
• Develop and maintain a strong pipeline of locations to support the company’s multi-store expansion strategy.

Qualifications:

• 5–7 years of relevant experience, ideally in retail expansion, site acquisition, commercial leasing, real estate, or business development.
• Proven hands-on experience in identifying, evaluating, and securing new retail locations.
• Strong experience in dealing with landlords, developers, mall operators, agents, and brokers.
• Strong negotiation skills with the ability to manage commercial discussions and close deals effectively.
• Good understanding of market research, competitive analysis, and site feasibility.
• Commercially minded, with an understanding of budgeting, forecasting, and financial considerations.
• Strong relationship-building, communication, and stakeholder management skills.
• Strategic and analytical thinker with a proactive, results-oriented approach.
• Bachelor’s degree in Business Administration, Marketing, Finance, or a related field; MBA is an advantage.
