Job summary

OrionTEK is seeking a BMS Engineer to monitor, operate, maintain, and troubleshoot the Building Management System to ensure efficient operation of building services. The role involves coordinating with FM teams, performing preventive maintenance, and optimizing system performance for reliability and energy efficiency.

Candidates should have 2–5 years in facilities management or building automation and a Diploma/Bachelor in Electrical/Electronics/Instrumentation/Automation, with BMS certification

Qualifications

• Diploma or Bachelor’s degree in Electrical, Electronics, Instrumentation, or Automation.
• BMS/Building Automation certification is an advantage.
• Knowledge of BMS platforms, HVAC controls, sensors, controllers, actuators, and communication protocols.

The BMS Engineer will be responsible for monitoring, operating, maintaining, and troubleshooting the Building Management System (BMS) to ensure the efficient and reliable operation of building services.

Roles, Responsibilities, Duties

BMS Operation & Monitoring

• Monitor and operate the Building Management System (BMS) to ensure efficient and reliable operation of building services.
• Monitor HVAC, electrical, lighting, and other connected building systems through the BMS.
• Monitor alarms, system status, trends, and performance and take appropriate corrective actions.
• Ensure BMS parameters and settings are maintained as per operational requirements.

Technical Maintenance & Troubleshooting

• Carry out preventive and corrective maintenance of BMS systems and associated control components.
• Troubleshoot BMS faults, alarms, sensors, controllers, actuators, and communication issues.
• Provide technical support to the FM team in identifying and resolving BMS-related issues.
• Coordinate with specialist contractors and service providers for major BMS faults and repairs.

FM Operations & Coordination

• Coordinate with HVAC, electrical, mechanical, and other maintenance teams to ensure smooth operation of facility systems.
• Support the FM team in maintaining optimum building performance and occupant comfort.
• Attend breakdowns and emergency maintenance requests related to BMS systems.
• Ensure maintenance activities are completed within the required response and resolution time.

Preventive Maintenance & System Optimization

• Support the implementation of planned preventive maintenance activities for BMS equipment and controls.
• Monitor system performance and identify opportunities for energy and operational efficiency.
• Review BMS trends and operating parameters to identify abnormalities and potential issues.
• Assist in optimizing system settings to improve the efficiency and reliability of building services.

Quality, Compliance & HSE

• Ensure all BMS maintenance activities comply with company policies, FM standards, and relevant regulatory requirements.
• Conduct inspections and functional checks of BMS equipment and control systems.
• Ensure proper safety procedures are followed during maintenance and troubleshooting activities.
• Maintain a safe working environment and comply with all HSE requirements.

Documentation & Reporting

• Maintain accurate BMS logs, maintenance records, alarm reports, and technical documentation.
• Prepare daily, weekly, and monthly reports related to BMS operation and maintenance.
• Record faults, corrective actions, and system performance issues.
• Maintain updated records of BMS equipment, controllers, sensors, and other associated components.

• Not Disable his/her OS firewall and/or Antivirus
• Restrict use to authorized purposes, Protect access accounts, privileges and associated passwords.

Experience and Skills

Industry Experience:

• 3-5 years of experience in Facilities Management, Building Automation, BMS, or a related engineering environment.

Position/Functional Experience:

• 2-4 years of experience working with BMS systems, HVAC controls, and building automation systems.

Education & Qualification

• Diploma or Bachelor’s degree in Electrical, Electronics, Instrumentation, Automation, or a related engineering field.
• Relevant BMS/Building Automation certification is an advantage.
• Knowledge of BMS platforms, HVAC controls, sensors, controllers, actuators, and communication protocols.
• Knowledge of FM operations, HVAC systems, and building services.
