Job summary

ESR Group in Dubai seeks an Associate/Senior Associate with 4–8 years of investment experience to join the Investment team. You will independently evaluate real estate opportunities across the GCC, build sophisticated financial models, and prepare investment papers for ESR senior management.

You will liaise with internal stakeholders and external advisors, supporting due diligence and ad-hoc analyses to enable strategic decisions.

Qualifications

• Minimum 4–8 years of investment experience in real estate or related fields (IB/PE/ funds).
• GCC real estate coverage preferred.
• Bachelor's degree from a top-tier university.

ESR is seeking a driven and analytical Associate / Senior Associate with minimum 4-8 years of investment experience to join the Investment team, based in Dubai. The candidate will independently evaluate real estate investment opportunities across the GCC, conduct in-depth financial modelling, and prepare high-quality investment papers as well as ad-hoc analyses to support strategic decision making by ESR senior management.

Key Responsibilities

Investment Evaluation

• Independently assess potential real estate investment opportunities across various asset classes and geographies, including both equity and debt structures

Financial Modelling

• Develop and maintain sophisticated financial models to analyze deal-level economics, sensitivity scenarios, and return metrics (e.g., IRR, equity multiple, cash-on-cash)

Investment Papers

• Draft clear and compelling investment memos and presentations for internal investment committees and senior leadership, outlining the strategic rationale, risks, and recommendations.

Market Research & Analysis

• Conduct macro and micro-level market research, competitive benchmarking, and due diligence to inform underwriting assumptions and investment strategy

Due Diligence Coordination

• Liaise with brokers, partners, legal counsel, and other external advisors to facilitate deal execution

Ad-hoc Analysis

• Provide on-demand analytical support to senior management, including portfolio reviews, hold/sell analyses, and performance tracking

Qualifications & Experience

• Target candidate will have a minimum of 4-8 years’ experience working in, investment banking private equity, funds management or similar role
• Candidates with GCC real estate coverage preferred
• Bachelor’s Degree from top-tier university with an outstanding university academic record
