Job summary
Uniestate Properties is seeking an Investment Analyst in Ras Al Khaimah to support investments from initiation to divestment. You will prepare investment proposals and plans, perform financial modelling, due diligence, and monitor performance across projects, including acquisitions, JV, development and capex.
You will liaise with cross‑functional teams, develop scenarios, assess risks, and maintain knowledge of the market and regulatory requirements in the UAE.
Qualifications
- 5+ years of experience in investment or development with at least 3 years in analysis of investments and preparation of investment proposals.
- Experience in preparing investment proposals, budget memos and information requests for opportunities.
- Experience in financial due diligence and investment risk assessment.
- Knowledge of real estate development and asset management.

- Develop detailed investment scenarios and financial models for proposals.
- Coordinate with Commercial, Development and Asset Management on investment proposals.

Uniestate Properties LLC is looking for an Investment Analyst to support individual investments — including acquisitions, joint ventures, property development, and capital expenditure projects — from initiation through to divestment. The role involves preparing investment proposals and investment plans, as well as monitoring performance throughout the life of each investment.

As an Investment Analyst, you will:
- Contribute to the preparation of investment proposals and investment plans.
- Advise on investment-related matters that impact the implementation of Uniestate’s investment strategy.
- Prepare and propose the application of financial modelling to proposed investments.
- Support financial due diligence on proposed investments.
- Monitor investment / asset-related financial reports.
- Monitor and challenge capital project budgets and control reports.
- Acquire and maintain expertise in Uniestate’s business, including its structure, departmental roles and responsibilities and operations, applying this knowledge in all decisions.
- Maintain expertise in property development and related disciplines.
- Identify own learning and development needs and ensure that he / she receives the required training, experience and learning to execute their roles effectively.
- Ensure that changes to investment universe, criteria and policies, systems, processes and procedures are applied correctly.

- Prepare initial investment screening reports, budget memos and requests for information when opportunities are received, for initial stop-go decision.
- Prepare detailed investment scenarios for proposals, in coordination with Commercial, Development and Asset Management.
- Coordinate the preparation of financial modelling tools and prepare financial models for investment proposals.
- Develop recommendations for financing sources, structures and options.
- Compile inputs from Commercial, Development and Asset Management into investment proposals for submission to CEO and Board of Directors.
- Assess risks with reference to investment plans, targets and assumptions.
- Contribute to the investment portfolio risk register by providing accurate, researched information on investment risk-related matters.
- Investment monitoring and reporting
- Define investment reporting requirements for individual investments, portfolio and development projects.
- Monitor investment returns and related performance information.
- Monitor development project reports to ensure that information for management decisions is accurate and timely.
- Prepare reports on individual investments / projects and at portfolio level.
- Use systems, applications and tools in the investment process.
- Maintain and apply knowledge and understanding of legal, regulatory and internal compliance requirements.
5+ years of experience in investment or development field with a least 3 years of experience in analysis of investments and preparation of investment proposals.
