Modon is seeking an experienced Facility Management leader to oversee Hard and Soft FM services across multi-site assignments, with a focus on water-related assets and asset lifecycle planning. The role requires strong leadership of site teams and subcontractors to deliver safe, efficient services on time and within budget.

Qualifications

4+ years of relevant FM experience, preferably in water-related environments.
Multi-site FM experience preferred.
Experience in water parks/leisure facilities is an asset.
Expertise in long-term asset management, CAPEX planning and lifecycle cost analysis.

Job description

The role is responsible for the effective delivery of frontline Facilities Management services in accordance with contractual requirements, Service Level Agreements (SLAs), operational standards, and client expectations.

The position will ensure the effective planning, coordination, supervision, and execution of both Hard and Soft FM services across the assigned site or portfolio.

The postholder will provide direct oversight of site teams, supervisors, technicians, and subcontractors, ensuring that all services are delivered safely, efficiently, and to the required quality standards, while meeting agreed timelines, KPIs, SLAs, and budgetary requirements.

The role also requires the postholder to lead by example with high ethical standards, professionalism, and accountability in all operational activities.

Roles, Responsibilities & Duties

Manage the delivery of Hard and Soft Facilities Management services across assigned sites, ensuring high asset uptime, PPM compliance, operational safety, and minimal reactive maintenance.
Manage specialized assets such as water-disinfection and chemical-dosing systems, pumps, filtration systems, swimming pools, and other water-related facilities.
Lead and supervise site teams, including supervisors, technicians, and subcontractors, to ensure services are delivered safely, efficiently, and in line with contractual SLAs and KPIs.
Support OPEX and CAPEX budget preparation, monitor expenditure, and report budget variances.
Manage subcontractors and specialist service providers, including security and other outsourced services, ensuring compliance with contractual KPIs, SLAs, performance standards, emergency readiness, and statutory regulations.
Support the procurement and mobilization of subcontractors and suppliers as required for service delivery, ensuring technical and commercial compliance.
Conduct regular site inspections, internal audits, and performance reviews to ensure quality standards are maintained across all FM services.
Implement industry best practices to improve operational efficiency, optimize manpower utilization, and reduce operating costs without compromising service quality.
Coordinate closely with internal departments such as Design, Projects/Delivery, Procurement, Finance, and QHSE to ensure smooth service operations and timely reporting in line with contractual obligations.
Maintain clear communication with client representatives, ensuring transparency in reporting, timely submission of reports, and prompt resolution of issues.
Promote a strong customer-focused approach by understanding client and end-user requirements and ensuring high levels of service satisfaction.
Assess team performance and identify training needs to improve technical skills, safety awareness, and service delivery standards.
Ensure full compliance with Quality, Health, Safety, and Environmental (QHSE) policies.
Conduct toolbox talks and risk assessments and ensure safe working practices at all times.

Experience & Competencies

Minimum of 4 years of relevant experience in Facilities Management (FM), preferably within water-related theme parks.
Multi-site FM experience is preferred.
Experience in adventure parks or water parks is an added advantage.
Expertise in long-term asset management, CAPEX planning, and lifecycle cost analysis.
In-depth understanding of Hard and Soft FM services, including:
MEP systems
HVAC
BMS
Knowledge of CAFM systems and data-driven facility performance management.
Proven ability to lead diverse teams across multiple sites.
Strong mentoring, coaching, and team development skills.
Strong budget management skills, including OPEX and CAPEX control.
Proficiency in financial forecasting, cost optimization, and resource allocation.

5. Qualifications & Professional Certifications

Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or a related Engineering discipline.

Preferred Qualifications & Certifications

Experience managing water parks, swimming pools, leisure facilities, or similar specialized water-treatment assets is an advantage.
Facilities Management Professional (FMP) certification is preferred.
Certified Facility Manager (CFM) certification is preferred.
Relevant Facilities Management training courses and professional development certifications.
Project Management Professional (PMP) certification is preferred.
Membership of the Institute of Workplace and Facilities Management (IWFM), formerly BIFM, is preferred.
Equivalent professional membership may also be considered.
