Placements24 in Paarl is seeking a strategic Real Estate Portfolio Manager to oversee a diverse property portfolio in and around Paarl. This role blends financial acumen, market expertise, and operational oversight to maximize property value and investment returns.

You will lead asset management, monitor income and expenses, manage tenant relations, and drive value-add initiatives while embracing hybrid work and site visits in the Western Cape.

Qualifications

• Bachelor's degree in Real Estate, Finance, Business, or related field.
• Minimum of 5 years of experience in real estate asset or portfolio management.
• Strong financial modeling and analytical skills.
• In-depth knowledge of the Paarl and wider Western Cape property market.
• Excellent negotiation, communication, and interpersonal abilities.
• Proficiency in real estate investment software and MS Office Suite.

Responsibilities

• Develop and implement strategic asset management plans for each property in the portfolio.
• Monitor financial performance, including income, expenses, and profitability, providing regular reports.
• Manage tenant relationships, ensuring high occupancy rates and lease renewals.
• Identify and execute value-add initiatives, such as property upgrades or repositioning.
• Conduct market analysis to inform leasing, sales, and investment decisions.
• Oversee property maintenance, capital expenditure projects, and ensure compliance with regulations.
