We are seeking a Centre Manager to manage the building byoptimizing all trading opportunities, including lease agreements, and ensuringthat the portfolio’s financial performance remains sound and optimizing thebuilding's income stream by establishing and maintaining mutually beneficialrelationships with tenants, managing and controlling personnel, servicecontractors, repairs, revamps, tenant installations, inspections, and generalbuilding administration.
This position will require an all-rounded propertyprofessional.
In this role, you will lead efforts in budgeting and expensecontrol, building management and administration, facilities maintenance, andtenant installations. Some of the most important tasks include the following:
- PeopleManagement: Training & development, Corporate culture change,living the values of the company
- Marketing of Space & Renewals: Ensure the correctness of the vacancy,marketing plan based on vacancy list, including determining tenant mix, leasenegotiations according to approval framework & mandate, draft motivationfor approvals of deals, communication with brokers, sustainable income streamsecured whilst taking account of the viability of tenant (trade densities) andrequired tenant mix, as well as profile and image of the building, retain orreplace tenant in time at an optimal rate, contract administrationis accurate, complete, and on time, tenants fully installed and in time asper, specifications within the agreed time frame, attract and approvetargeted tenants.
- PropertyManagement: Prepare the management pack, in conjunction withFinance, coordinate, arrange & attend management meetings.
- Budgeting:Income& Expense Control
- Budgeting:Provideinputs into income & expense budgets based on knowledge of theproperty market in the cluster, manage income & expenses
- Income:Monitor actual income vs. budget,evaluate outstanding rent-roll -by timeously following-up & implementingcorrective measures, involvement & monitoring of legal cases, vacant spacestrategy in conjunction with the Regional Manager, confirm the validity oftransactions for commission claims
Requirements
- Between3 – 5 years of relevant experience in the property/centre managementindustry
Musthold a valid Fidelity Fund Certificate and satisfy the requirements as setout by the PPRA and current legislation for the position.
- Provenretail shopping centre management experience, including overseeing dailyoperations, staff supervision, leasing management and customer service ina retail environment.
- Proficiencyin computer applications including MS Office (Excel, Word, PowerPoint), aswell as business systems such as SAP and MDA.
- Awarenessand implementation of quality standards.
- Basiccontract management abilities.
- Provenexperience in managing and maintaining service level agreements (SLAs)with vendors and service providers.
- Workingknowledge and understanding of lease conditions.
- Administrationprinciples and reporting expertise.
- Understandingof cost budgeting and control.
- Workingknowledge of statutory requirements, including the Occupational Health andSafety Act
