Requirements
- Matric + relevant technical qualification/certification (electrical, plumbing, or mechanical).
- Trade-tested artisan certification (advantageous).
- Minimum 5 years’ experience in a similar role, preferably within commercial property.
- Computer literacy (MS Office, Maintenance Management Systems).
- Available to work weekends, holidays, and on-call for emergencies
- Technical knowledge across HVAC, electrical, plumbing, and general facilities.
- Knowledge of relevant building codes and safety regulations.
- Valid driver’s license / own vehicle.
Responsibilities but not limited to
Operational Oversight
- Oversee the daily maintenance operations across the entire property.
- Conduct routine inspections of rooms, public spaces, spa, kitchen, laundry, and exterior to ensure operational standards.
- Manage and implement preventative maintenance schedules.
- Respond promptly to maintenance requests and breakdowns reported by departments.
Team Supervision
- Lead, train and develop the maintenance team to ensure skills and performance meet expectations.
- Allocate work efficiently and monitor job progress and quality of workmanship.
- Ensure team complies with PPE requirements and occupational safety protocols.
Facilities and Equipment Management
- Ensure all client's equipment, plant, and infrastructure are maintained and functioning optimally.
- Oversee maintenance of HVAC systems, electrical panels, plumbing, and fire safety systems.
- Coordinate maintenance or replacement of fixtures, fittings, furniture, and appliances.
Vendor and Contractor Liaison
- Supervise external contractors performing maintenance and repairs.
- Ensure contractor compliance with safety and operational procedures.
- Obtain quotes and facilitate service contracts for specialised repairs or servicing.
Administration and Reporting
- Maintain accurate records of maintenance requests, completed jobs, equipment servicing, and inspections.
- Prepare reports for management on maintenance performance, incidents, and capital expenditure needs.
- Monitor and manage department budgets and expenditure in line with approved forecasts.
Customer and People specific
- Ensure minimal disruption to guest services during maintenance operations.
- Respond to complaints or concerns related to maintenance in a timely and professional manner.
- Ensure that all maintenance work contributes to a consistently luxurious experience.

- Conduct regular team briefings, one-on-ones, and training sessions.
Quality, Finance and Facilities
- Ensure all work is completed to a high standard of quality, cleanliness, and safety.
- Maintain building and facility presentation in line with luxury standards.
- Manage departmental budgets and control costs through efficient resource allocation.
- Track and report on departmental expenses, supplier invoices, and project costs.
- Oversee utilities management (water, power, gas) to ensure cost-efficiency and sustainability.
- Maintain exterior areas, parking spaces, signage, and lighting for guest and staff safety.
Legal and Compliance
- Ensure compliance with all applicable safety, health, fire, and building regulations.
- Maintain records for safety checks (fire alarms, extinguishers, lifts, etc.).
- Coordinate with legal bodies and inspectors during audits, certifications, and repairs.
