Placements24 is seeking a dedicated Property Manager to oversee a mixed residential and commercial portfolio in Benoni and surrounding Gauteng. This hybrid role balances on-site inspections with remote administration, ensuring properties are well-maintained, tenancies managed, and rental income optimized.

Ideal candidate has 3+ years in property management, knowledge of Gauteng landlord-tenant laws, strong communication, and proficiency with property management software.

Qualifications

• Minimum of 3 years of experience in property management.
• Strong understanding of landlord-tenant laws in Gauteng.
• Excellent organizational, time management and problem-solving skills.
• Proficiency in property management software and MS Office Suite.
• Strong communication, negotiation and interpersonal skills.
• Ability to manage tasks effectively in a hybrid work environment, balancing office and remote responsibilities.

Responsibilities

• Manage day-to-day operations of assigned properties, including maintenance, repairs, and tenant relations.
• Conduct regular property inspections to ensure lease compliance and quality standards.
• Oversee the leasing process: marketing vacant units, screening tenants, and signing leases.
• Collect rent payments and manage accounts receivable, with action on late payments.
• Process maintenance requests and coordinate with service providers.
• Handle tenant inquiries, concerns and disputes professionally and promptly.
• Develop and manage property budgets, including operating expenses and capital improvements.
• Ensure compliance with local, state, and federal regulations, including health and safety standards.
• Maintain accurate property records, leases, and financial statements.
• Build and maintain relationships with tenants, owners, and vendors.
