Job summary

Pullman Cape Town is seeking a Maintenance Manager to lead a skilled team in delivering reliable maintenance across the hotel. You will develop preventive plans, supervise external contractors, and ensure safety, cost control, and high guest satisfaction through proactive facilities management.

The role requires strong knowledge of building systems (HVAC, electrical, plumbing) and a track record in budget oversight, with a focus on keeping the property in top condition for guests and staff alike.

Qualifications

• Minimum Matric (Grade 12) required.
• Proven experience as a Maintenance Manager, preferably in a hotel.
• Strong leadership skills with the ability to manage and motivate a maintenance team.
• Excellent knowledge of building systems, including HVAC, electrical, plumbing, and safety systems.
• Proficiency in developing and implementing preventive maintenance programs.
• Solid understanding of health, safety, and fire regulations relevant to facility management.
• Experience in budget management and cost control.
• Strong problem-solving skills and ability to make quick, informed decisions.
• Excellent organizational and planning skills.
• Skill-based qualification in Plumbing or Electrical works (preferred).
• Experience in dealing with third-party contractors and vendors.
• Ability to read and interpret technical documents and blueprints.
• Flexibility to work on-call and respond to emergency situations as needed.

Responsibilities

• Oversee and complete all general maintenance in a timely and efficient manner.
• Develop and oversee a preventative maintenance plan for the Property, revising as necessary and conducting regular checks on operating equipment.
• Coordinate, liaise with, and supervise external contractors providing a 24-hour service.
• Implement procedures to improve repair and maintenance efficiency and manage costs.
• Conduct inspections of the Property and record condition of property, equipment, and fixtures.
• Ensure all works are reported (chargeable or not).
• Monitor and manage department expenses (including wages) to maximise profitability.
• Record costs of repairs by maintenance personnel and contractors.
• Plan regular maintenance and upkeep of equipment and manage all planned maintenance projects.
• Prioritise tasks according to urgency and importance.
• Oversee waste management and ensure timely removal.
• Keep stores at par stock level and liaise with suppliers for stock and rates.
• Stay informed on trends and implement new standards as needed.
• Participate in training provided by Accor to improve standards.
• Attend Departmental and Body Corporate meetings; compile reports.
• Assist with public area, gardening, and pool maintenance tasks as required.
• Provide passionate and friendly service to guests; assist with inquiries and maintain privacy and security procedures.
• Foster cross-department collaboration with Housekeeping and Front Office.
• Handle maintenance chemicals and equipment per WH&S standards.
• Undertake special projects as directed.
