Finance Manager position available in Johannesburg.
The Finance Manager is responsible for strengthening the finance function as a strategic business partner across the business, tenants, property asset management teams, and external clients.
The role will oversee portfolio financial management, develop and maintain robust financial reporting systems, and provide accurate financial insights to support business decisions, profitability, and operational excellence.
The position is suited to a commercially minded finance professional with strong property-sector experience, advanced financial reporting capabilities, and the ability to engage effectively with senior stakeholders across a property management environment.
Salary: R750 000 – R800 000 Annually.
Duties and Responsibilities:
- Financial Management
- Prepare and manage monthly management accounts.
- Provide regular financial reporting, including Finco, Exco, and Board packs.
- Manage and maintain the General Ledger.
- Oversee weekly debtors management and monthly creditors management.
- Manage payroll processing.
- Conduct financial analysis and provide explanations for audit and management purposes.
- Prepare management information and financial reports to support business decision‑making.
- Provide proactive financial feedback and reporting to management.
- Manage monthly statutory reporting, including trial balances, cash flow, VAT, and income tax requirements.
- Manage income streams including management fees, recoveries, commissions, and sundry income due by landlords.
- Manage the budgeting process by analysing trends, evaluating financial performance, managing budgets, and explaining variances.
- Monitor and optimise financial performance across the property portfolio.
- Systems Development & Financial Systems
- Identify opportunities to automate reporting and management fee processes.
- Work with senior finance leadership to develop and improve financial systems and processes.
- Provide financial input regarding the treatment and processing of transactions on IT systems.
- Maintain SAP and business intelligence reporting tools.
- Maintain appropriate financial system structures and hierarchies.
- Support the ongoing improvement and efficiency of financial reporting processes.
- Business Unit Profitability
- Review financial results across cost centres.
- Manage actual performance against budgets and conduct detailed variance analysis.
- Consolidate functional inputs into the budgeting process.
- Provide financial input into projections and forecasts.
- Control and update financial projections.
- Proactively identify areas of over- and under‑spending.
- Manage the income statement and balance sheet for the region.
- Implement and monitor cost‑control measures.
- Identify opportunities to improve profitability and financial performance.
- Audit & Compliance
- Manage and respond to queries arising from audit reports.
- Implement and monitor audit recommendations.
- Prepare monthly compliance schedules.
- Ensure financial processes and reporting comply with relevant policies, procedures, and statutory requirements.
- Stakeholder Management & Business Partnership
- Partner with property asset management, business, tenant, and external client stakeholders.
- Translate financial information into clear and actionable business insights.
- Support strategic decision‑making through accurate financial analysis and reporting.
- Provide financial guidance on property‑related business decisions.
- Build effective relationships with internal and external stakeholders.
- Support change initiatives and drive improvements across the finance function.
Requirements:
- BCom Accounting Degree is essential.
- Minimum 5 years of relevant finance experience.
- Property management sector experience is preferred.
- Proven experience in financial management, reporting, budgeting, and analysis.
- Experience in capital expenditure and contract management.
- Experience in managing financial performance, budgets, and projections.
- Experience in audit and compliance processes.
Technical Requirements:
- Advanced proficiency in Microsoft Office, particularly Excel, Outlook, and Word.
- SAP experience required.
- Experience with business intelligence reporting tools is advantageous.
- Advanced financial calculation and reporting capabilities.
- Strong understanding of financial statements, including Income Statements and Balance Sheets.
- Sound knowledge of budgeting and financial forecasting.
- Knowledge of GAAP principles applicable to property accounting.
- Understanding of tax implications relating to property transactions.
- Knowledge of financial policies, procedures, and processes.
- Understanding of property‑related legal matters, including leases and regulatory compliance.
