Job summary

Flair TM in Pretoria and Johannesburg is seeking a seasoned Facilities/Maintenance Manager to oversee daily operations across multiple student accommodation buildings. You will drive preventative maintenance, ensure safety and compliance, and manage external contractors and budgets.

Ideal candidates have 5+ years in the role, strong contractor management, and experience with capital projects in student housing or commercial properties.

Qualifications

• Degree, Diploma or National Diploma in: Facilities Management, Building Science, Mechanical Engineering, Electrical Engineering, Civil Engineering, Construction Management, Property Studies (with Facilities Management experience).
• Minimum 5 years' experience as a Facilities Manager or Maintenance Manager.
• Proven experience managing multiple buildings or multi-site property portfolios.
• Strong contractor and service provider management experience.
• Experience managing maintenance budgets and capital projects.
• Experience in Student Accommodation, Residential Property, Commercial Property or Hospitality will be highly advantageous.
• Professional registrations such as SAFMA, SACPCMP, NEBOSH or SAMTRAC will be advantageous.

Responsibilities

• Manage daily operations of multiple student accommodation buildings.
• Implement preventative and reactive maintenance programmes.
• Conduct regular building inspections and condition assessments.
• Ensure facilities remain safe, compliant and operational.
• Monitor maintenance response times and service quality.
• Identify long-term maintenance requirements and improvement opportunities.
• Manage external contractors for HVAC, electrical, plumbing, fire protection systems, lifts, security, landscaping, cleaning and general maintenance.
• SLA management and contractor performance reviews.
• Tender participation and quality control for maintenance projects.
• Budget and cost management: monitor OPEX and CAPEX planning; review quotations.
• Compliance: OHSA, Fire, Building Regulations, environmental, electrical, lift, water, gas; safety audits and incident investigations.
• Asset & Infrastructure management: asset registers, lifecycle planning, asset inspections.
• Capital projects: refurbishments, upgrades, energy efficiency, practical completion.
• Sustainability and continuous improvement: energy efficiency, water conservation, waste reduction, digital maintenance platforms.
