Job summary

Duke University is seeking a skilled maintenance technician to support preventive maintenance and timely repairs across hospital and medical center facilities. This on-site role focuses on routine upkeep of electrical, mechanical, HVAC, and building systems within assigned areas.

Responsibilities

• Conduct regular inspections of designated facilities and equipment.
• Set up and maintain communication with customers to ensure timely response to repair and maintenance needs.
• Make minor repairs and routine preventive maintenance on electrical, mechanical, HVAC, and communication systems and equipment.
• Perform minor carpentry repairs and repairs to doors, windows, and furniture.
• Complete and/or assist in the completion of minor service requests as needed.
• Refer complex items to shop personnel and assist in repairs if necessary.
• Inspect fire and smoke partitions for penetrations and patch as needed.
• Advise management on the general condition of facilities and equipment and propose upgrades for budgeting.
• Maintain maintenance records to ensure compliance with regulations and codes.

Work Performed

Essential duties and responsibilities include the following. (Other duties may be assigned and a more comprehensive task list may be provided.)

• Conduct regular inspections of designated facilities and equipment;
  • Participate in image rounds if applicable;
  • Set up and maintain ongoing communication efforts with customers to ensure appropriate and timely response to repair and maintenance needs.
• Make minor repairs and corrections and perform routine preventive maintenance on electrical, mechanical, HVAC, and communication systems and equipment;
  • Make repairs to general building facilities to include, but not limited to, general carpentry repairs, repairs to ceiling and floor coverings, doors, windows, and furniture;
  • Perform minor paint and patch work.
• Complete and/or assist in the completion of minor service requests as needed.
• Solicit the advice of shop personnel in specific trades as needed;
  • Refer more complex and time-consuming items to shop personnel;
  • Assist in repairs if necessary.
• Conduct regular inspections of fire and smoke partitions for penetrations;
  • Patch penetrations as necessary;
  • Report unusual problems to the appropriate personnel.
• Advise management of general condition of facilities and equipment in assigned areas;
  • Make recommendations for improvements and upgrades to facilities for budget planning.
• Maintain appropriate documentation and maintenance records to ensure compliance with applicable regulations and codes.

WORK ENVIRONMENT

• While performing the duties of this job, the employee may occasionally be exposed to high, precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. Because of these potential exposures, the employee is required to attend all related safety training sessions and follow/comply with all appropriate safety guidelines.
• The noise level in the work environment is usually moderate.

Anticipated Pay Range

Duke University provides an annual base salary range for this position as USD $22.05 to USD $36.47.
