The role requires 8+ years in retail real estate, strong leadership, and advanced Excel/data visualization skills. Expect close collaboration with design, finance, analytics, legal, and operations; travel up to 40% is required.

Qualifications

• 8+ years in retail real estate strategy, network planning and transactions/lease portfolio management.
• 5+ years in people leadership with measurable success developing, managing, and motivating team.
• Ability to think creatively and synthesize multiple data points to develop innovative, tailored solutions.
• Strong communication skills and proven ability to collaborate effectively with cross-functional team partners.
• Ability to manage multiple real estate projects simultaneously, from site selection to opening, with attention to timelines and deliverables.
• Strong understanding of LOIs, lease terms, risk mitigation, and finalizing agreements with internal partners.
• Data manipulation skills using Excel; knowledge of advanced formulas, pivot tables, and data visualization.
• Experience with Large Language Models/AI
• Travel: Up to 40%

Responsibilities

• Lead and manage a team of ~5 transaction managers responsible for end-to-end retail branch real estate transactions across the West Region.
• Own the network optimization strategy and multi-year execution roadmap with relocations, renewals, closures, purchases, downsizes, and renovations.
• Present location recommendations and capital spend cases for approval to senior leadership; articulate assumptions, tradeoffs, outcomes, and risks.
• Partner with design and construction, finance, data and analytics, legal, and operations to execute transactions on time and on budget.
• Ensure alignment and continuity with Global Real Estate for hybrid branch / corporate properties.
• Support ongoing portfolio decisions through management of lease renewals, extensions, and critical date tracking.
• Build and maintain senior relationships with landlords and REITs across the region.
