Job summary

Rudin is seeking a Watch Engineer to join our building operations team in New York. The role requires overseeing all mechanical systems, safety drills, and daily maintenance, with supervision of Helpers and coordination of vendor work.

Ideal candidates will have certifications listed and strong communication skills, plus the ability to manage core-area maintenance while ensuring tenant confidentiality and high service levels. Local 94 agreement applies to compensation and terms.

Qualifications

• Experience operating and maintaining building mechanical systems.
• Familiarity with fire life safety, BMS systems and water treatment.
• Ability to supervise maintenance staff and coordinate with vendors.

Responsibilities

• Oversee operation, maintenance & repair of mechanical systems throughout the building, including chiller plant, pumps, fans, heat exchangers, plumbing, electrical, fire safety, elevators, generator, BMS, water treatment, and building technology.
• Direct and supervise Helpers performing maintenance and repair work.
• Fire Life Safety Director (FLSD); perform inspections and drills, maintain records as per code.
• Maintenance and repairs in building core areas such as bathrooms and corridors.
• Ensure compliance with Rudin construction standards and safety rules.
• Recognize and report unsafe conditions; enforce safety measures.
• Interact with tenants and provide first class service while maintaining confidentiality.
• Data entry into building technology systems.

THE POSITIONRudin, as agent, seeks to hire a Watch Engineer to join the company. We are looking for a candidate that can hit the ground running. This is a Local 94 Union position subject to the terms of the 2023 Engineer Agreement between Realty Advisory Board on Labor Relations, Incorporated and Local 94-94A-94B International Union of Operating Engineers AFL-CIO (“Contract”).ResponsibilitiesOversee the operation, maintenance & repair of mechanical systems throughout the building, including but not limited to chiller plant, pumps, fans, heat exchangers, plumbing, electrical, fire safety systems, elevators, emergency generator, BMS, water treatment, and building technology.Direct and supervise Helpers performing maintenance and repair work.Ensure maintenance records are kept accurately and up to date.Fire Life Safety Director (FLSD); Responsible for performing all required inspections and drills, and keeping all required records up to date as per code.Maintenance and repairs in building core areas such as bathrooms, corridors, etc.Compliance with Rudin construction standards.Understanding and ensuring compliance with all company, local, state, and federal safety rulesRecognize signs of potential danger and enforce safety measures. Immediately report all unsafe working conditions and ensure that unsafe conditions are corrected in a timely manner.Interact with tenants and provide first class service.
