Job summary

Colliers International in the United States seeks a Vice President, Transaction Management to lead complex real estate transactions for corporate clients across North America. You will coordinate multi‑property portfolios and negotiate terms, guiding strategy from initiation to execution.

The role requires 10+ years in CRE transactions, a current real estate license, MBA preferred, and strong tech skills including AI/LLM tools. Travel and time-zone coordination are expected.

Qualifications

  • Bachelor's degree in business or related field; MBA preferred.

Responsibilities

  • Implement real estate plans aligning with client strategic goals and milestones.

  • Draft analyses and documents (RFPs, market reports, LOIs, financial analyses, strategic recs).

  • Review financial analyses (P&L, cash flow, NPV, IRR) to inform decisions.
  • Track all transaction activity and prepare commission forecasts.
  • Maintain project tracking system and prepare reports for stakeholders.
  • Attend regular calls across time zones and travel as needed for site tours.
  • Manage a dozen projects and stakeholders simultaneously.

Vice President, Transaction Management
About you

Do you have a passion for commercial real estate and a strong desire to work directly with senior leaders in the daily operation of a team's business? Our Occupier Services team is looking for someone who is motivated by the drive to expand their knowledge in all aspects of commercial real estate. These aspects could include, but not be limited to, providing ongoing management of real estate transaction activities for a complex or high-profile portfolio of properties on behalf of our corporate clients. Preparing, recommending, and implementing portfolio-wide transaction strategies for acquiring and disposing of real estate properties. Coordinating field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sales, downsizing renewals, early lease termination, and more.

This role is perfect for someone who is eager to coordinate multiple transactions, own the process, flex their creative muscle with marketing support and help maintain effective client relations to help build business for the team!

In this role, you will...
  • Implement real estate plans with an understanding of the client's strategic real estate goals. Assist with project initiation and scope of definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.
  • Act as a tenant/buyer end‑user agent and effectively negotiate the business terms and conditions for a wide variety of commercial real estate transactions, such as lease acquisition, renewal, regear, property disposal and acquisitions, for mainly office and datacenter in North America.
  • Coordinate field broker selection and other required resources and subject matter experts. If necessary, facilitate client review and approval of proposed team resources for the purpose of transaction execution.
  • Draft and create a variety of analyses and relevant documents, including but not limited to project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, financial analysis and strategic recommendations.
  • Coordinate the negotiation of sales through a field broker. Negotiate leases and lease amendments. Monitor lease expirations and other critical dates. Develop strategies and negotiate lease renewals within prescribed timeline. Locate and acquire new properties to meet client requirements and timelines. Dispose of surplus properties within the timeline.
  • Review, analyze, and interpret financial analysis templates including P&L and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
  • Closely track all transaction activity (commissionable and non-commissionable), prepare commission forecasts and vouchers, and account for all savings results achieved on behalf of clients.
  • Monitor and maintain a real estate project tracking system to ensure timely transaction completion. Prepare reports and make presentations to relevant parties.
  • Availability to attend regular calls across time zones and to travel as needed for site tours, regional meetings, and other business requirements.
  • Ability to manage dozen projects and stakeholders simultaneously.
What you’ll bring...
  • Bachelor's degree in business or related field, MBA preferred.
  • 10+ years of commercial real estate transaction experience, applicable industry tenure or similar combination of education and experience.
  • Active real estate license (otherwise must be obtained within the first 6 months of employment).
  • Advanced computer software applications (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills.
  • Working knowledge of AI and large language model (LLM) tools, with the ability to apply them to research, analysis, and workflow efficiency (agents).
  • Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
  • Strong interpersonal and organizational skills with the ability to manage multiple projects simultaneously.
  • Effective and persuasive presentation ability on complex topics to employees, clients, top management and/or public groups.
  • Strong communication, organizational, time management, proofreading, and multi-tasking skills.

Bonus
  • This position is eligible for an annual bonus, based on company and individual performance.
For Salary Roles
  • Approximate Salary Range for Role: $175,863 to $190,000
  • Area/Location Specific: WFH Wi, WFH Texas or WFH Florida

Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job‑related skills, experience, and relevant education or training.
