Job summary

Qualifications

• Minimum of ten years in the home building industry.
• Experience in onsite and offsite purchasing for residential construction.
• Strong communication skills, written and verbal.
• Thorough understanding of construction drawings and contracts.
• Excellent negotiation skills and fair business practices.
• Strong computer skills (Windows, Word, Excel).
• Detail oriented, organized and analytical.
• Ability to tour job sites and commute as needed.
• Desire for learning and growth, adherence to corporate practices.
• Ability to perform essential functions per company requirements.

Responsibilities

• Lead and recruit the purchasing team and manage subcontractor performance.
• Direct bidding, negotiations, and contract awards for options and scopes of work.
• Oversee start/change orders and ensure timely issuance and accuracy.
• Monitor costs, budgets, and variances; drive cost reduction and value engineering.
• Collaborate cross‑departmentally with division leaders to meet targets.
• Develop and maintain project specifications and plan redlines.
• Support land acquisition opportunities and analyze construction costs.
