Job summary

SECCA Search Group partners with a major national homebuilder to appoint a VP of Purchasing for the Dallas–Fort Worth division. The role leads the purchasing function, drives cost visibility, and develops a high-performing team across estimating, bidding, contracting, and vendor management.

The successful candidate will shape cost strategy, optimize supplier performance, and support land acquisition decisions through robust cost analysis and market insights.

Qualifications

• Minimum of 10 years of experience within the homebuilding industry.
• Minimum of seven years of onsite and offsite purchasing experience within residential construction.
• Proven experience leading purchasing teams and managing trade contractor and supplier relationships.
• Strong knowledge of residential construction methods, materials, labor, estimating, bidding, and purchasing processes.
• Experience preparing and reviewing construction estimates, scopes of work, bid packages, contracts, and work orders.
• Experience supporting land acquisition decisions through cost analysis and evaluation of project-specific variables.
• Valid driver’s license and ability to visit construction sites as needed.
• Strategic purchasing leader with strong operational knowledge of production homebuilding.
• Strong estimating, bidding, negotiation, cost-analysis, and contract-management capabilities.

Formed through the combination of two established homebuilding organizations, the company brings together significant scale, experienced leadership, and a broad portfolio of communities across the United States.

The Dallas–Fort Worth division is positioned for continued growth, creating an opportunity for the VP of Purchasing to shape cost strategy, strengthen the local trade base, and build purchasing processes capable of supporting a growing operation. This position offers meaningful influence over both immediate division performance and the long-term development of the market.

About the Role

The VP of Purchasing will provide strategic and operational leadership for the division’s purchasing function, with responsibility for estimating, bidding, contracting, trade partner management, pricing, scopes of work, and construction cost control.

This individual will lead and develop the Purchasing team while partnering closely with Construction, Land Acquisition, Finance, and division leadership. The role requires an experienced homebuilding leader who can establish accountability, improve purchasing processes, and maintain accurate cost visibility across active and future communities.

Beyond managing bids and contracts, the VP of Purchasing will evaluate construction costs, labor and material availability, vendor capacity, and market conditions to support land acquisition decisions and broader division objectives.

A critical component of the position is building a reliable and competitive trade base while balancing cost, quality, service, production schedules, and long‑term business relationships.

• Purchasing Leadership: Lead the division’s purchasing function, establish clear priorities and performance expectations, and ensure purchasing activities support operational and financial objectives.
• Team Leadership & Development: Recruit, mentor, and develop Purchasing team members. Delegate effectively, strengthen decision‑making capabilities, and create a culture of accountability and continuous improvement.
• Estimating & Cost Analysis: Oversee construction hard‑cost estimates for land acquisition, project planning, and community execution. Maintain accurate visibility into labor, material, and vertical construction costs.
• Bidding & Contract Awards: Direct the bidding, negotiation, and contract‑award processes for production homes and options, evaluating proposals based on quality, service, delivery, and price.
• Scopes of Work & Documentation: Ensure scopes of work, specifications, work orders, contracts, and pricing documentation are complete, accurate, and aligned with construction requirements.
• Trade Partner Strategy: Build and maintain a balanced base of qualified trade contractors and suppliers capable of supporting production schedules, quality standards, and future growth.
• Negotiation & Cost Control: Negotiate pricing and agreements while identifying opportunities to reduce costs, control variances, improve efficiency, and protect margins.
• Trade Performance Management: Monitor contractor and supplier performance and address issues involving quality, service, capacity, pricing, or contractual compliance.
• Land Acquisition Support: Partner with Land Acquisition to evaluate proposed communities, including construction costs, labor and material availability, site conditions, and municipality‑specific requirements.
• Cross‑Functional Collaboration: Work closely with Construction, Finance, Land Acquisition, and division leadership to assess business strategies, resolve operational challenges, and support division performance.
• Process Improvement: Evaluate purchasing systems and practices, identify operational gaps, and implement improvements that strengthen accuracy, efficiency, accountability, and scalability.
