Job summary

AWI Management Corp. is seeking a dedicated Community Director to oversee an 80-unit apartment community in Visalia, CA. The role focuses on delivering exceptional resident services, maintaining high community standards, and working within a collaborative team.

Experience with affordable housing programs such as RD, HUD, or LIHTC is strongly preferred. The position involves managing operations, leasing processes, certifications, and enforcing policies to ensure residents enjoy quality housing.

Responsibilities

• Manage daily operations of the assigned property.
• Process applications, screen applicants, verify landlord references.
• Prepare leases, house rules, and required documentation.
• Manage tenant certifications and re-certifications.
• Conduct move-ins and move-outs.
• Collect rent and security deposits.
• Enforce lease agreements and community policies.
• Coordinate maintenance and ensure property standards.
• Maintain curb appeal and presentation of the property.
• Market and advertise vacant units to attract residents.
• Respond to emergency situations appropriately.
• Follow company policies and procedures.
