Job description

Most builders in Dallas have spent the last decade chasing land farther and farther north, leaving working families with 90-minute commutes. This company went the other way: a master-planned community of 300+ new homes, 20 minutes from downtown Dallas, minutes from one of the fastest-growing jobs corridors in the region.

The developer behind it is a vertically integrated residential firm with decades of family experience building communities across the Americas, now growing its U.S. portfolio. Their idea is simple: attainable new homes, close to work and schools, with green space, amenities and real design choice, not rows of identical boxes. Homes start under $300K, with a range of floor plans and elevations buyers can personalize online.

They need the leader who will take this community from first interest list to final closing, and then build the sales organization for the communities that follow.

About the role

You will own the sellout of a $100M+ community: the sales strategy, the team, the marketing engine, and the numbers. The first year is about building before you close: the sales process, the brand in market, the model homes and sales gallery, the employer and broker programs, and a pre-qualified interest list so the doors open to buyers who are already approved and ready.

This is a 2- to 4-year mandate with a clear next step. The person who sells out this community is first in line to lead sales and marketing across every Dallas‑area community the company brings to market next. You will work directly with company leadership and help shape product, pricing and pace.

What you’ll be doing
  • Lead the full sellout over a phased schedule of roughly three years, at a pace of about 8 to 12 sales per month, with live and weekly reporting on traffic, conversion, sales and closings.
  • Hire, train and lead a small team of new home sales counselors (bilingual where possible); set the standards, coach to close, coordinate closings and move‑ins, and carry the early sales yourself during the pre‑sale ramp.
  • Build and run the marketing plan and budget: agency relationships, website and lead generation, model‑home merchandising, the sales gallery, signage, events and local branding. Decide what to run in‑house with AI and what to send to an agency, and own the marketing budget and its results.
  • Open an employer program with the HR teams of nearby logistics, warehouse, data center, school and healthcare employers so their people can buy close to work, and track what each program produces.
  • Build the co‑broker network across Dallas‑Fort Worth, grow Realtor‑sourced sales, and set up relocation programs that bring new buyers to market.
  • Structure and manage buyer financing: preferred‑lender pre‑qualification, FHA and down payment assistance pathways, and rate buydowns that lower the monthly payment while protecting price. Measure the return on every incentive.
  • Manage release pricing, incentives, upgrade options and spec inventory within an approved pricing matrix and incentive menu; bring data to decisions on product mix, pricing and sales pace; and work with construction to hold margin and hit absorption targets.
  • Design the sales process, CRM, reporting and playbook so the same platform can run every future community. You set it up here and run it everywhere the company grows next.
  • Lead a bilingual, community‑rooted go‑to‑market across South Dallas’s diverse neighborhoods, and stay connected with homeowners after closing, because happy homeowners bring their friends and family into future phases.
What you bring
  • A proven record leading new home or residential sales in Dallas‑Fort Worth, with documented results hitting and beating absorption and revenue targets. Experience as a production‑builder sales manager or division sales director is a strong plus.
  • Deep knowledge of the South Dallas market: the buyers, employers, schools, neighborhoods and how homes actually sell here.
  • Experience building a sales and marketing program from nothing, including recruiting and training a team and generating B2B and employer leads.
  • Command of incentives and financing: you can structure rate buydowns, FHA and down payment assistance pathways and closing‑cost programs, and show their cost and return.
  • Strong communication skills in both English and Spanish.
  • Daily use of AI tools (Claude preferred) to sharpen marketing and content, support bilingual buyer communication, run the CRM, and analyze pipeline and pricing.
  • Comfort directing agencies, a website, lead generation, model‑home merchandising and events. You think like both a closer and a marketer.
  • An active Texas real estate license and strong references.
What sets our best people apart
  • Service first. Many of your buyers will be first‑time homeowners. The right person measures success in closings and in families who now own a home, and cares just as much about the team they build and the community the homes are part of.
  • Self‑starting drive. You create momentum instead of waiting for it, and you follow up on every lead fast.
  • Patience and ownership. You can build a sellout from the first interest list to the last closing and stay with it.
Why this role
  • Visibility: you report into company leadership and have a real voice in product, pricing and pace.
  • Backing: an experienced development and construction team, a builder partner with large‑scale capacity, and a product designed to stand out against tract housing.
  • Growth: this is the foundation of the company’s sales and marketing function, with more communities planned. Sell out this one and lead the next.
  • Impact: you help working families buy a new home close to their jobs and schools, often for the first time.
  • Pay built for results: a structure that rewards sales pace and price discipline, with significant upside for strong performance.
Location and work model
