The Opportunity

This is an opportunity for an experienced multifamily developer to take broader ownership of projects, work directly with ASD's decision-makers, and grow into a senior leadership role as the company expands. The VP reports to the President of Development and works closely with the Founding Partners, providing direct exposure to the decisions that shape individual projects and the broader platform. ASD's pipeline is diverse in product type, location, and execution, with five projects scheduled to start in 2027. With the general contractor in-house, the VP will see design, pricing, constructability, and investment decisions come together in real time and understand the full cost consequence of every choice.

The VP owns projects from due diligence through delivery: leading feasibility, due diligence, design, and permitting; supporting entitlements; representing the development business plan through construction; and handing over a lease-ready asset to Asset Management. Depending on experience, the VP will run two to four projects concurrently while maintaining exposure to the entire pipeline and new investment opportunities. As the platform scales, the successful candidate will have the opportunity to assume greater leadership responsibility, help shape ASD's development processes and standards, build and lead a development team, and participate meaningfully in the economics of the projects they deliver. The role is intended to grow in scope, authority, and economic opportunity with demonstrated performance.

Responsibilities
  • Provide development feasibility feedback on new sites sourced by the Acquisitions team - product fit, zoning and entitlement path, site constraints, preliminary hard and soft cost budgets, and permit and fee costs - to support the underwriting of new opportunities.
  • Lead site due diligence and feasibility studies with third-party civil, geotechnical, environmental, and design consultants; own the DD checklist, pre-development workbook, and DD memo.
  • Support the President of Development on zoning, platting, and entitlement strategy, including public incentive structures (TIF/HFC/PFC) where applicable; manage consultants and municipal processes through approval.
  • Direct architects, engineers, and interior designers from concept through permit and construction documents, applying ASD's internally prototyped design standards and holding design to the underwritten basis.
  • Own the project budget and schedule; deliver monthly development reports; and work with the Investments team to keep project pro formas current with actual and re-forecast spend, assumptions, and strategy.
  • Own cost at every design milestone: coordinate pricing with Alpine Start Construction, lead value-engineering efforts, and ensure every creative and feasible solution is considered to deliver on time and on budget.
  • Scope, RFP, level, and negotiate consultant agreements, including AIA agreements; manage scopes and fees through project close-out.
  • Coordinate with Alpine Start Construction through pre-construction pricing and GMP. Through construction, represent the development business plan: attend OAC meetings, review RFIs and change orders, and protect the product from dilution.
  • Lead the transition to Asset Management and Property Management, including a detailed commissioning plan and responsibility matrix, through project close-out.
Qualifications
  • Bachelor's degree in Business, Finance, Real Estate, Engineering, Architecture, or Construction Science. MBA or MRED preferred.
  • 7+ years of ground-up multifamily development experience, having led projects through due diligence, design, and permitting as the responsible party. Institutional developer experience preferred.
  • Business-minded: fluent in pro formas, returns, and the cost consequences of design decisions; comfortable defending a basis.
  • Experience across product types - surface-parked Type V and podium/wrap Type III and Type I - preferred. For-sale experience a plus.
  • Working knowledge of AIA agreements, GMP contracts, and the owner's side of the OAC.
  • A self-starter who runs projects to closure with minimal oversight, communicates clearly and concisely, and holds internal and external teams accountable.
  • Motivated by the opportunity to help build a growing development platform, take on increasing leadership responsibility, and have a direct impact on ASD's projects and organization.
Compensation

Competitive base salary, a bonus on each project start, and -commensurate with seniority- promote participation in the projects delivered. Economic participation is expected to grow with tenure, performance, and contribution to the platform.
