Job Summary

Utility Worker II is typically a mid-level position that assists Utility Worker III. This position involves a variety of duties related to the installation, maintenance, and repair of properties in the company's portfolio. Independently works on a variety of aspects of general maintenance, upkeep of grounds, building exteriors and parking lots. Landscaping, snow removal, unload, and move materials/equipment, and clean and maintain an orderly work site.

Essential Functions
  • Work productively and independently in executing various physical duties and assisting other workers with quality results.
  • Perform landscaping, cutting grass, weeding/trimming, snow removal, paving, trash removal, and other manual outside tasks.
  • Complete property maintenance by being an extra set of hands and learning skills related to interior building maintenance such as painting and sparkling, general cleaning, tearing out carpets, and unloading and loading appliances with team members.
  • Unload materials, tools or equipment and move to an appropriate location as identified by supervisor, project plans, or specifications.
  • Clean and prepare properties by sweeping, moving furniture, cleaning up rubble, debris, and trash; or safely removing hazardous materials.
  • Operate a wide variety of hand and power tools in the proper manner.
  • Direct traffic near, in, or around work zones. Essential elements include punctual and regular attendance and adherence to the policies, procedures, and processes.

  • Maintain a clean and safe workplace in accordance with safety standards; including clean jobsites and proper maintenance of equipment and proper storage.
  • Perform miscellaneous job-related duties, and at times, certain specialized tasks that may require on-the-job training.

  • Communicate effectively with coworkers, supervisors, and customers.
  • Assist in training lower-level utility workers as needed.
  • Ensure completion of work orders according to scheduling demands and work requested.

  • Knowledge of safety practices and procedures in utility maintenance and operation.
  • Ability to operate heavy machinery and tools.
  • Knowledge of local utility systems and infrastructure.
  • Basic mechanical skills for equipment troubleshooting and repairs.

  • Ability to communicate clearly and effectively, both orally and in writing.
  • Ability to work independently and as part of a team.
  • Some knowledge of safety, lifting techniques, general labor activities, some basic maintenance and hand tool usage. (See OSHA on Utility I JD)
Education and Qualifications
  • High school diploma or GED equivalent.
  • Valid driver's license along with a dependable vehicle and clean motor vehicle record.
  • 4-6 years’ related experience of safety protocols, lifting techniques, general labor activities, basic maintenance, and hand tool usage.
  • Completion of relevant vocational training or certification is preferred.
Work Environment
  • Ability to work in all weather conditions and in environments.
  • Exposure to noise, dust, chemicals, and other elements. Propensity to learn and perform a variety of skills on any given day and at several different locations.
  • Collaborate with team members and interact with vendors and tenants on maintenance-related issues.
  • May be required to work evenings, weekends, or be on-call for emergency situations.
  • A valid driver's license, with a clean driving record.
Physical Requirements
  • Lift heavy objects up to 50 lbs. or up to 100 lbs. with assistance.
  • Work in various weather conditions, including extreme heat, cold, or rain for extended periods.
  • Ability to bend, kneel, or crouch for extended periods.
  • Stand and walk for long durations.
  • Vision and hearing correctable to within normal range to complete repairs and communicate with tenants.
  • Climb on a frequent basis and exert 25-75 pounds of force.
