Job summary

City of Lincoln is seeking a detail-oriented inspector to support Elevate operations across multiple properties. The role involves move-out and move-in inspections, accurate documentation, and coordinating parts orders for timely repairs.

You will collaborate with the dispatcher to maintain schedules, monitor quality, and communicate progress to leasing staff. A high school diploma and reliable transportation are required.

  • Communicate progress and any delays to field staff and management.

Description

What You’ll Do

Elevate Unit Turn Readiness: Inspect each unit at move-out and identify the work needed to bring it to rent-ready condition — cleaning, painting, flooring, repairs, and specialty work. Pass along a clear, complete scope so the right resources can be assigned, and let the team know when conditions change in the field.

Elevate Inspections and Quality Control: Conduct detailed move-in and move-out inspections to assess unit condition. Document findings with photos and written detail, and accurately record resident-caused damages for the appropriate team to review. Complete final walkthroughs to confirm each unit meets Elevate’s standards for functionality, cleanliness, and presentation before marketing and move-in.

Elevate Parts and Materials Ordering: Determine the parts and materials each unit requires based on the documented damages and needed repairs. Create and submit accurate parts orders, specifying correct quantities and specifications, and track them so materials arrive in time for the work to be completed.

Elevate Operational Partnership: Work closely with the Operations Analyst/Dispatcher, who maintains the turn schedule and assigns technicians and vendors. Provide the scope, priority, and access details they need, and report progress, delays, and unit readiness from the field so the schedule stays accurate .

Elevate Work Quality Follow-Up: Check completed work from in-house technicians and third-party vendors against the assigned scope. Note deficiencies, request corrections, and confirm the work is finished. Communicate recurring quality concerns to your manager.

Who You Are

Elevated Attention to Detail: A careful, thorough eye for unit condition and the discipline to document what you find consistently and accurately. Other teams rely on your inspection records and parts orders, so completeness and precision matter.

Elevated Hands-On Knowledge: Basic handiness and mechanical aptitude — enough to look at a unit and recognize what’s broken, what it will take to fix it and what parts the job calls for. You don’t need a background in property management; we’ll teach you the rest.

Elevated Problem-Solving: Able to assess a unit’s condition, recognize what will slow a turn down, and raise it early enough to be addressed.

Elevated Collaboration: Comfortable working as part of a coordinated team. You share information proactively and keep your dispatch partner informed so the whole operation stays aligned.

Elevated Requirements: High school diploma or equivalent. Reliable transportation and a valid driver’s license, due to frequent travel between properties.

Elevated Communication: Clear written and verbal communication. You can document inspection findings, relay accurate scope and status to the Operations Analyst/ Dispatcher, and give timely updates to site and leasing staff.

Elevated Travel: Regular travel within the assigned region to perform inspections, check on repairs, and work with on-site teams.
