Responsibilities and Duties
- Daily Field Support
- Walk properties for move-outs, pre-turns, and post-turn inspections
- Assist in developing clear and accurate Scopes of Work for turn units based on standard templates
- Ensure units are ready for vendor work (access, lock changes, utilities, trash-out needs)
- Coordinate with Property Management for access and tenant move-out logistics
- Meet vendors on-site and confirm work orders
- Take progress photos and document job status
- Escalate concerns or delays to the Turn Coordinator or Regional Manager
- Perform on-site quality control checks and flag any incomplete or off-scope work
- Stay in daily contact with Turn Coordinator and Regional Construction Manager
- Use project tools and apps (AppFolio, Meld, or other field platforms) to log work completed
- Collaborate with internal teams to resolve on-site issues quickly
- Promote and continually reinforce Atlas Culture and Values

Requirements
What you bring:
- 1+ year experience in property maintenance, construction, apartment turns, or real estate support (preferred)
- Ability to lift 50 lbs, climb stairs/ladders, and work in/around construction zones
- Must have valid driver’s license and reliable transportation (mileage reimbursed)
- Comfortable using a smartphone to take photos, use apps, and send updates
- Must be able to work in all weather conditions and be on your feet for much of the day
- Reliable & Punctual: Respect time and understand the urgency of make-ready timelines
- Hands-On & Detail-Oriented: Enjoy field work and notice details others might miss
- Problem Solver: Take initiative to troubleshoot on-site issues and bring forward solutions
- Construction Experience: You may not be a licensed GC, but you’re interested in how jobs get done right and to develop construction experience
- Growth-Oriented: Eager to learn and grow into a leadership or coordinator role over time
Nice-to-have qualifications
- Experience turning single-family or small multifamily units
- Previous use of AppFolio, Renowalk, or Meld
- Bilingual (English/Spanish) communication skills
- DIY skills or light maintenance experience
ADA Requirements
- Walking: Frequently required to inspect properties, meet with contractors, and move around the properties.
- Standing: Frequently required to conduct property inspections, meet with contractors, and perform office tasks.
- Sitting: Regularly required to perform office tasks, such as computer work and paperwork.
- Lifting: Occasionally required to lift up to 50 pounds, such as tools, equipment, or supplies.
- Carrying: Occasionally required to carry light to moderate weight items, such as keys, paperwork, or small tools.
- Bending: Frequently required to inspect property conditions, access storage areas, or examine equipment.
- Kneeling/Crawling: Occasionally required to inspect property conditions, such as under appliances or in crawl spaces.
- Climbing: Occasionally required to access different levels of a property or inspect roofs.
- Reaching: Frequently required to reach for items on shelves or in storage areas.
- Driving: Regularly required to travel between properties.
- Visual Acuity: Required to inspect property conditions, read documents, and use computer equipment.
