Description

Principal Objective of Position:
Responsible for ensuring the community is clean, functional, and maintained according to the Book & Ladder Mission and Community Sparkle Guest Experience. This role supports our high standards of service by completing a variety of essential tasks that enhance the community’s value and create an outstanding living experience for incoming residents. This is a great opportunity for individuals with experience or interest in maintenance, janitorial services, or facilities support, and who are open to a full-time Facilities Porter role post-season.

The Turn Team Member position is a temporary and seasonal role (May–August) focused on assisting with the transition of student housing communities during peak turnover periods. This position is critical in ensuring that all apartments and common areas are prepared and guest-ready for new residents. Each day, team members will be assigned specific areas or tasks, which may include light maintenance, basic painting, housekeeping, and groundskeeping duties. Those who show initiative and reliability may be considered for long-term employment.

Essential Functions:

  • Ensure the community maintains an exceptional appearance by following The Community Sparkle guidelines.

  • Perform cleaning and maintenance in key areas such as the clubhouse, leasing office, model units, hallways, stairwells, elevators, and parking lots.

  • Assist with light maintenance tasks including fixture replacement, minor repairs, and basic painting or touch-up work.

  • Help keep the community free of trash, debris, and pet waste.

  • Prepare apartments to meet Book & Ladder standards ahead of new guest move-ins.

  • Respond to emergencies appropriately and in a timely manner per company policies.

  • Report any safety hazards or maintenance concerns to the Facilities Manager.

  • Support and assist with apartment turnovers during the busy season.

  • Provide top-tier guest service and work well in a team environment.

  • Understand and uphold all Book & Ladder policies and procedures.

  • Contribute to guest satisfaction by maintaining a clean, functional, and welcoming environment.

Other Responsibilities:

  • Collaborate with the General Manager and Facilities Manager on daily priorities.

  • Perform inspections of vacant apartments and report findings.

  • Participate in required training sessions and property meetings.

  • Follow all safety standards and ensure compliance with policies and regulations.

  • Complete other tasks as assigned to support the property's operations.

  • Take part in Book & Ladder University training as required.

  • Assist with furniture installation, including unloading, staging, and assembly.

  • Maintain grounds by removing trash, trimming greenery, and keeping common areas tidy.

  • Perform basic housekeeping tasks such as mopping, sweeping, and bathroom cleaning.

  • Provide move-in support to incoming residents and families with a friendly, helpful approach.

  • Assist maintenance staff with unit punch lists, repair projects, and property upkeep.

Qualifications

Education and Experience Required:

  • High school diploma or GED preferred.

  • Previous experience in cleaning, maintenance, or facilities support is a plus.

Knowledge, Skills, and Abilities Required:

  • Willingness to work a flexible schedule including weekends as needed.

  • Ability to use basic tools and follow written or verbal directions.

  • Strong work ethic and a positive attitude.

Preferred Qualifications:

  • Demonstrates a passion for service and attention to detail.

  • Shows interest in long-term employment in facilities, maintenance, or janitorial roles.

  • Embody the Book and Ladder Culture and Pillars in all aspects of work.

Work Environment and Physical Demands:

  • Work will take place both indoors and outdoors, across all areas of the property.

  • Must be comfortable working in changing weather conditions and around landscaping or cleaning products.

  • Must be able to bend, lift, climb, reach, and carry up to 50 lbs.

  • Frequent standing and walking required throughout the shift.
